As a result, the project plans have been updated (see sheet A7.1 update project plan link provided below) and the following conditions of approval have been revised to read as follows: 66. The project shall provide a minimum 12 foot dedication at the easterly property line transitioning to 26 foot at the westerly property line for street purposes to the Avon Street extension frontage. 67. Applicant to design and construct the ultimate Avon Street widening per Public Works Department requirements and approval. Non-standard improvements are prohibited within the limits of the new 12 to 26 foot wide street dedication area along Avon Street 68. No structural improvements shall be permitted within the limits of the new 12-foot wide street dedication along the West Coast Highway frontage and new 12 to 26 foot wide street dedication along the Avon Street extension frontage. In addition, the applicant has made three minor revisions to the project plans. A column has been incorporated into the West Coast Highway parking entrance. The column was provided as an architectural element to soften the garage entrance appearance(see sheet A-6.2). An elevation provided on sheet A-4.1 was also revised to accurately reflect the maximum height of the building's east elevation at 35 feet and more comprehensive color and materials information has been Community Development Department provided on sheet A-7.2 & A.7.3. Staff has reviewed and in support of the proposed revisions/updates. Finally, staff wishes to correct one Scribner's error on page 12-5 of the staff report. The total number of "Market Rate Units" reflected on the 7t" row of the zoning code table should read "33 units".
