Coastal Hazards Report. As reflected on the enclosed Topographic Survey and Aerial Photos, the existing Bulkhead Assembly consists of jetted-in pre-cast concrete panels, cast-in-place concrete coping and concrete stem wall on top of the coping. Top of existing concrete coping elevations, labeled on Topographic Survey as TB vary from 8.58’NAVD88 to 8.74’NAVD88 along the waterfront length of the property. Top of existing stem wall elevations actually equal existing FS along the waterfront of the property and vary from 11.87’NAVD88 to 14.47’NAVD88. As a part of the proposed seawall repair/reinforcing, the existing stem wall will be removed and replaced either by a new stem wall on top of the existing coping with top of wall elevation varies from 10.9’NAVD88 to 12.88’NAVD88, or by pool basin wall with top of wall elevation of 11.80’NAVD88. All new top of stem walls elevations are lower than the elevations of the existing stem wall to be removed and replaced. Thus, there is no raising of bulkhead more than 42” from existing. The new stem walls are higher than the minimum required elevation of 10.90’NAVD88 in accordance with the Architectural & Landscape Concepts for the new development on the lot, intended to keep new finished surface elevations very close to the existing finished surface elevations. This response was prepared based on the existing conditions, proposed drawings, and within the inherent limitations of this study, in accordance with generally acceptable engineering principles and practices.
