The Haag’s have owned the home on this property since the 1970’s. They love the area and enjoy visitations by their children and grandchildren throughout the year. But as the family grows the current configuration no longer meets their needs. So, in order to stay in Newport Beach, they have chosen to replace their home with a new ground up build. The existing 2-story home is approximately 3,100 s.f. and has 2 units, each are owner occupied by the Haag’s. It consists of the following: 2 Great Rooms, 4-Bedrooms, 3 Baths and a 3-Car Garage The proposed 2-story home will be approximately 3,079 S.F. and have 2 units. It consists of the following: A Great Room, a Game Room, a Junior Accessory Dwelling Unit (275 s.f.), 4-Bedrooms, 2 Baths, a Laundry Room, a Roof Deck, enclosed Trash Can Storage and a 2-Car Garage. The current design roof height is mainly at approximately 27’-11” with a small portion of the roof access stair roof being at approximately 28’-11”. The landscaping will be primarily hardscape with decorative paving that will be determined by the owner as the development of the design progresses. There will be one 30” wide landscape planter (approximately 90 s.f.) with draught tolerant planting materials located along the sea wall. Existing sidewall fences will be maintained. Driveway will be replaced as needed per City Standards.
