Below are the answers in BLUE that you requested.I also email you the Preliminary
Title Report on The Tennis Club at Newport Beach that you requested.
1.Please provide a Preliminary Title Report not more than six (6)months old from
the date the application was submitted (8/18/21)that identifies the legal
description of property.Emailed to:lwestmoreland@newportbeachca.gov on
October 11, 2021 and another one on October 14, 2021.
2. Describe the Clubhouse space and how the area functions/will function if the
project is approved. Describe the typical customer experience.The Clubhouse
space will function as a typical lounge and gathering place at The Tennis Club at
Newport Beach. The atmosphere will be casual and designed to be a relaxing
social environment for members and their guests after they play their matches.
3. Please clarify that no construction is proposed for the lounge area in the Tennis
Clubhouse. If construction is proposed, please provide plans that reflect the
changes.No construction is proposed in the Clubhouse lounge area.
4. Clarify the potential types of food that would be served.Light fair type of foods:
salads, sandwiches, protein shakes, Acai fruit bowls, etc..
5. Provide hours of operation.8am - 10:30pm seven days a week.
6. Clarify the proposed ABC License type. You have listed a Type 47, but I believe
you are applying for a Type 57 (description below):Yes we are applying for a
Type 57. Sorry for the confusion.
Generally issued to certain organizations who cannot qualify for club licenses.
Authorizes the sale of beer,wine and distilled spirits,to members and guests only,for
consumption on the premises where sold.Authorizes the sale of beer and wine,to
members and guests only,for consumption off the licensed premises.Food service is
not required. Minors are allowed on the premises.
