Re: The Tennis Club NBCC Bar & Wine License
Dear Mrs. Westmoreland,
We have reached the following understanding with Patrick Rolfer and Ted Angelo, the principals
of Clubhouse Grill ATP, regarding the application for a liquor license at The Tennis Club at
I I Clubhouse Drive, Newport Beach:
tr Clubhouse Gill ATP will serve only beer and wine with no hard liquor.
E Occasionally (rarely) will Clubhouse Grill ATP serve liquor for a specific event,
however, only upon the request of the organizers of the event and with the prior written
consent of both Grand Slam Tennis (Tenant) and Golf Realty Fund (Landlord
Managing Owner).
tr No liquor whatsoever displayed in the back bar at The Tennis Club.
tr Clubhouse Grill ATP will provide Landlord and Tenant with $3 Million in property and
liability insurance naming Landlord and Tenant as additionally insured.
E Acknowledgement by Patrick and Ted that Landlord expects the new Tennis
Clubhouse/Fitness Center and Center Court improvements to commence prior to January
2023, which will result in the demolition of the old Tennis Clubhouse.
