Balboa Blvd., Newport Beach, 92663; APN 047.,.151-01. We are in the process of purchasing this property and our Title Company is requesting this letter. Please include in the letter the following points: 1. Indicate current zoning for site and provide brief description. 2. Verify that the current use is a permitted use. 3.
