ZC2022-004 APPLICANT: Thomas James Homes LOCATION: 504 Acacia Avenue LEGAL DESCRIPTION Lot 6, Block 529, Tract Corona del Mar On March 17, 2022, Zoning Clearance No. ZC2022-004 was approved authorizing the development of a new 495-square-foot Junior Accessory Dwelling Unit (JADU). The JADU will be constructed in conjunction with a new 2,984-square-foot single family residence. This approval is based on the following standards. 1. The project is for a Junior Accessory Dwelling Unit. 2. The project is located in the R-2 (Two Unit Residential) zoning district and is a permitted use. 3. There is a proposed single-unit dwelling on the lot. 4. The project is classified as the construction of a new attached JADU to a single-unit dwelling. 5. The project complies with all conditions and applicable development standards of Section 20.48.200 (Accessory Dwelling Units). 6. The project is located in the coastal zone, but exempt pursuant to Categorical Exclusion Order No. CEO2022005, effective March 2, 2022. 7. A deed restriction will be recorded prior to the issuance of a building permit related to occupancy restrictions (if applicable), prohibition on the separate conveyance, and restrictions on short-term rentals.
