Below you will find point-by-point responses to your list of corrections. Copies of responses from other trades are attached to this memorandum for your convenience. GENERAL 1.Demonstrate on a plan that the setback of the proposed structure is greater than 20’ from the Island property line. Response: A setback dimension has been added to Sheet A-0.0. 2.Height: Application requests approval of height to 28’ flat/33’ sloped, as allowed by UP3618 with approval from the Planning Commission a.Has this increase in height been through review with the Bay Island Association? If so, please provide a letter with the Association’s approval/feedback. Response: Please see the provided approval letter. b.Demonstrate in your application that the increase in height is compatible and consistent with the height and scale of adjacent and surrounding dwellings, as required by UP3618. This may be a narrative and/or exhibit. Response: The HOA has reviewed and approved the proposed ridge height. Also, the topographic survey provided illustrates the ridge heights of respective neighbors and shows that our proposed ridge height is compatible with the surrounding dwellings. 3.Coastal Hazards Report: Memorandum from GeoSoils, Inc dated August 2021 notes that the recommendation is for the finished floor to be as high as reasonably possible. Please clarify. This report/memo should specifically address the proposed structure, including the proposed finished floor. a. Waterproofing will be required up to 14.4 NAVD88. Note this on plans. Response: A note has been added to Sheets A-0.0, A-2.0, and A-2.1. 4.Water quality a.Submit a preliminary water quality and hydrology report (WQMP) with this CDP. Response: See updated Civil Sheets. 5.Access to 21 Bay Island. It has been brought to my attention that the proposed development may limit access to golf cart storage at 21 Bay Island. Please contact me to discuss. Response: See sheet A-0.4, Golf Cart exhibit. 6.Plans: a.Topographic survey must be stamped and signed. Response: We have provided a stamped and signed Topographic Survey. b.Show existing grade (pre construction) on site plan where top of walls are noted to show height of accessory structures and compliance with maximum 42” height of accessory structures in front setback area. Response: Existing grade and top of walls have been noted to show height and in compliance, see Sheet A-0.0. c.Reference UP3618 on title sheet where buildable area and floor area limit are calculated. Response: UP3618 has been referenced on the Title Sheet, see Sheet 5/T-1.0. d.Dimension all setbacks on all floor plans. Response: Dimensions have been added for all setbacks on all floor plans, see Sheets A-0.0, A-2.0, and A-2.1. e.Identify reasoning for clouded areas on sheet A1.0 (3-D views). Response: All clouded areas have been removed on Sheet A-1.0. f.Golf cart garage dimensions are shown through obstructions. Dimension clear garage area clear of all obstructions. Response: Clear garage area dimensions have been added to Sheet 1/A-2.0. g.Demonstrate access to golf cart garage from interior of island Response: A golf cart access path has been added to Sheet A-0.0. h.Identify structure labeled “TR” on sheet A0.0 in front setback. Response: The “TR” structure has been removed, see Sheet A-0.0. i.Provide a floor area calculation, similar to tissue overlay, to verify all floor areas. Response: A floor area plan has been added with the calculations. See Sheet A-0.1.
