The following documentation is required to complete the application: 1. Property Development Standards. Please be advised, the project as designed does not comply with all required property development standards identified in Newport Beach Municipal Code (NBMC) Chapter 21.30 (Property Development Standards). Reference the attached plan check correction sheet for a list of the required changes. 2. Coastal Commission Permit Jurisdiction. Clarify if the scope of work on the deck landing area can be accomplished within the FYSB (Water side) property line. If portions of the dock/ramp/pier area are within the Coastal Commission Permit Jurisdiction area, the City cannot issue a CDP for this portion of the work and an AIC (Approval In Concept) and CDP from the Coastal Commission is required. 3. GeoSoils Coastal Hazards Report: 1st page needs to be updated. The last sentence in the first paragraph states to raise the bulkhead to a minimum elevation of +10.6 feet NAVD88. May 19, 2021 (PA2021-094) Page 2 This should be updated to reflect the plans of 10.9 feet NAVD88. 4. Provide an explanation/narrative for the grade determination reasoning and request. 5. Waiver of Future Protection. Notice: As a condition of approval of new development, an agreement in favor of the City is necessary waiving any potential right to future protection to address situations in the future in which development is threatened with damage or destruction from waves, erosion, storm conditions, landslides, seismic activity, bluff retreat, sea level rise, or other natural hazards. 6. Digital and Hard Copies of Updated Plans & Reports Need to only resubmit 1 hard copy of plans and reports. Please email a digital copy of the plans (11x17) and any updated reports as well. 7. Please return redlined plans with the resubmittal. Upon verification of completion, the application will be processed and scheduled for a Zoning Administrator Hearing. Freestanding fireplaces (gas only) and barbecues with a maximum height of forty-two (42) inches (not including the barbecue hood) shall be allowed to encroach into the required front setback area, provided the total length of the barbecue and counter does not exceed six feet. 2.) Provide heights of all planter areas on site plan. 3.) Plot and provide heights of any gates/walls/hedges/screening/accessory structures on site plan. 4.) Provide proposed third floor area under area calculations on title sheet. 5.) Provide corresponding legends to numbered/lettered callouts on floor plans. 6.) Callout covered carport area on site plan and floor plan. 7.) Dimension 3 foot planter area width on site plan. 8.) Label and dimension heights from average established grade on all elevations to top of flat roof, ridge peak, any roof top equipment, deck rails, and any flat elements. 9.) Please have the surveyor plot the AO 1 flood zone line onto the topographic survey. 10.) Please add note to elevations stating “Height Certification Required”. 11.) Revise Seawall (SW2) in plans and Report: Shows new top of slab elevation at +9.5 feet NAVD88. Should be revised to 10.00 feet NAVD88 to match plans. 12.) Landscaping: a. Provide landscape totals. b. If greater than 500 square feet, comply with Prescriptive Compliance option and provide an irrigation plan. 12.) Please note that following an approval from the Zoning Administrator hearing for the plans submitted into plan check: a. A copy of the Resolution, including conditions from the Zoning Administrator hearing shall be incorporated into the plan sets. b. A Certificate of Compliance will need to be submitted to address the underlying legal lot lines on the property.
