The following documentation is required to complete the application: 1. Property Development Standards. Please be advised, the project as designed does not comply with all required property development standards identified in Newport Beach Municipal Code (NBMC) Chapter 21.30 (Property Development Standards). Reference the attached plan check correction sheet for a list of the required changes. 2. Public Works Corrections: a. Call out property lines on site plan. b. Show 10’ radius corner cut-off per conditions. Ensure pole sign is outside of cut-off area. (No structural improvements are permitted within East Coast Highway right-of-way, Jasmine Avenue right-of-way and road easement area along East Coast Highway, including but not limited to walls, footing, foundations, caissons, ramps, etc.) 3. Digital and Hard Copies of Updated Plans & Reports July 22, 2021 (PA2021-110) Page 2 Need to only resubmit 2 hard copy of plans (11x17). Please email a digital copy of the plans (11x17) as well. Upon verification of completion, the application will be processed and scheduled for a Zoning Administrator Hearing.
