HomeMy WebLinkAboutPA2021-296_20220701_Vesting LetterCommunity Development Department CITY OF NEWPORT BEACH COMMUNITY DEVELOPMENT DEPARTMENT 100 Civic Center Drive Newport Beach, California 92660 949 644-3200 newportbeachca.gov/communitydevelopment July 1, 2022 Peter Zak, Manager Newport Center Hotel, LLC 1400 Newport Center Drive, Suite 230 Newport Beach, CA 92660 RE: Vesting of Approvals for The Ritz-Carlton Residences (PA2021-296) Dear Mr. Zak: On May 12, 2022, the Newport Beach Planning Commission adopted Resolution No. PC2022-011 approving The Ritz-Carlton Residences (PA2021-296), including, Major Site Development Review No. SD2021-005, Modification Permit No. MD2022-001, Conditional Use Permit No. UP2021-053, Coastal Development Permit No. CD2021-077, and Vesting Tentative Tract Map No. NT2021-003 (collectively, “Project”). On June 8, 2022, the City of Newport Beach (“City”) issued Newport Center Hotel, LLC a letter confirming that the Planning Commission’s May 12, 2022 approval of the Project was final and effective since no valid timely appeal was received. On June 29, 2022, the City issued Demolition Permit Nos. X2022-1431, X2022-1432, and X2022-1735 which authorized the demolition of a 63,048 square foot building (e.g., Harbor Landing building) and related grading, a pool and spa, and the temporary removal of a parapet for access purposes. Condition No. 5 of Resolution No. PC2022-011 provides that “demolition of the existing Harbor Landing building shall deem the approvals in this resolution exercised.” The demolition of the Harbor Landing building located at 900 Newport Center Drive, has begun consistent with Demolition Permit No. X2022-1431, the Project’s approvals are now exercised and the entitlements provided in Resolution No. PC2022-011 have been vested.
