The property is located within the Newport Airport Village Planned Community Development. For the abutting properties to the north, the Zoning Districts are PC60 (Newport Airport Village) and OA (Office-Airport) and the General Plan land use designations are MU-H2 (Mixed-Use Horizontal) and AO (Airport Office and Supporting Uses). For the abutting properties to the south across Birch St, the Zoning District is PC11 (Newport Place) and the General Plan land use designation is MU-H2 (Mixed-Use Horizontal). For the abutting properties to the east across MacArthur Blvd, the Zoning District is PC15 (Koll Center) and the General Plan land use designation is CO-G (General Commercial Office). For the abutting properties to the west, the Zoning District is PC60 (Newport Airport Village) and the General Plan land use designation is MU-H2 (Mixed-Use Horizontal).
