The following documentation is required to complete the application: 1. Revise the design of the outdoor dining area to comply with the following: a. Reduce the size of the outdoor dining area to fit within existing parking spaces. b. Maintain a clear drive aisle for vehicular traffic alongside the outdoor dining area. c. Provide substantial barriers between the outdoor dining area and the drive aisle and parking spaces. d. See Public Works corrections, attached, for more information. 2. Remove the “wood gate” connecting the outdoor dining area and the main building from the scope. 3. See the Building Division’s Project Review Request response for building code requirements for your project, as proposed. 4. Contact Caitlyn Curley at 949-644-3235 or ccurley@newportbeachca.gov to schedule a meeting to discuss your design and next steps before resubmitting. 5. At the time of the next submittal, provide 4, 11” x 17” hard copies of the revised plans and email a digital copy to Caitlyn Curley. 6. Note (this is not a correction): An intended condition of approval for this limited term permit is to require any outdoor televisions to be muted at all times. Please contact Caitlyn Curley if you have questions regarding this condition. 7. Note (this is not a correction): Further corrections may be required after a redesign has been submitted. Upon verification of completion, the application will be processed and scheduled for a Zoning Administrator Hearing. Structural design for detached dining area structure is required according to CBC Chapter 16, including design for wind and seismic loads. 6. Disabled accessible routes are required from detached dining area to restrooms in main restaurant building and disabled accessible parking spaces (CBC 11B-206.2).
