Dear David,
The following comments are in response to your Public Works Review Comments, dated August 24, 2022, for
the new SFR at 700 W Oceanfront and directly correlate with changes to the drawings as noted. We hope
that this additional information will be adequate for you to complete your review.

1 See revised note #21 on Precise Grading Plan (G-02).

3 Existing red curb noted on Grading Plan (G-02). See the Parking Diagram on sheet A-1 regarding
the red curbs along 7th street and the proposed driveway curb cut. In accordance with City
Council Policy L-2 and NBMC 20.40.090.A.3.b, we have proposed a single 20’ wide curb cut to
access our city required 2-car garage. As the diagram indicates, four vehicles can adequately
park along 7th street between W Balboa Blvd. and our driveway apron at the same parallel
parking standards currently provided along W Balboa Blvd. Shifting our driveway any further North
would eliminate one of these parking spaces. We conclude that a maximum of four parking
spaces along 7th street can be preserved after our city required on-site parking regardless of the
driveway location.
4 See added note #31 on Precise Grading Plan (G-02). Title reports are being obtained to identify
utility easements on neighboring properties. We will notify city once it has been confirmed.
5 See added note #32 on Precise Grading Plan (G-02). Title reports are being obtained to identify
