ZC2021-031 (PA2021-241) APPLICANT: Jason Blackmore LOCATION: 210 44th Street LEGAL DESCRIPTION Lot 5, Block 143, Northeasterly 2.85 feet and all of Lot 6, Canal Section, Block 143 On October 1, 2021, Zoning Clearance No. ZC2021-031 was approved authorizing the development of a new 295-square-foot attached, Junior Accessory Dwelling Unit (JADU). This approval is based on the following standards. 1. The project is for a Junior Accessory Dwelling Unit. 2. The project is located in the R-2 zoning district and is a permitted use. 3. There is an existing single-unit dwelling on the lot. 4. The project is classified as the conversion of a single-unit dwelling or accessory structure. 5. The project complies with all conditions and applicable development standards of Section 20.48.200 (Accessory Dwelling Units). • The project is located in the coastal zone, but exempt for the following reason: scope does not include a greater than 10 percent addition of floor area or height 6. A deed restriction will be recorded prior to the issuance of a building permit related to occupancy restrictions (if applicable), prohibition on the separate conveyance, and restrictions on short-term rentals.
