AUGUSTINE RD.# 1086 DALLAS, TX 75217 626-890-1144 WRITTEN STATEMENT a. What is the existing use(s) of the property? The site is currently being used residentially. It is zoned R2 (Residential two units). b. What improvements and public utilities are proposed to be made or installed and when are said improvements proposed to be completed? A residential duplex condominium is proposed to be constructed at the site, together with a curb, gutter and driveway as per site plan. A new water line is proposed for unit B and the existing water line will be re- used for unit A. The construction is proposed to be completed on June 2023. c. What is the provision(s) for sewage and sewage disposal? It is proposed two (2) new sewer laterals for both unit A and unit B, to be connected to the city sewer main and install city required clean outs at the property lines. d. What, if any, public area(s) is proposed? No public areas proposed, each tenant in the duplex to have their own walkway areas adjacent to the proposed building. e. What, if any, tree planting(s) is proposed? The following is proposed for tree planting, two (2) trees in front of the duplex condominium on the walk to entry gate for each unit (Magnolia Little Gem 36" box). Two trees in the back patio behind the downstairs bedroom for each unit. (Forest Pansy Little Bud 5 gallon). f. If any, briefly list and attached a copy of any restrictive covenants proposed?
