square foot tenant suite at 3500 E Coast Hwy.

Notes:
1. Where two doors swing into the space between the
restaurant and the corridor, compliance with CBC 1010.1.7
and 11B-404.2.6 will be required.
2. Where the turns in the circulation path occur around the
walls and equipment between Gelato Sales and
Work/Storage, and between Work/Storage and Storage,
compliance with CBC 11B-403.5.2 will be required.
3. According to CBC 11B-202.4(8), 20% of the construction
valuation will be required to be invested in upgrading
existing non-compliant disabled access features. The public
restrooms, the width of the corridor between the restaurant
and the public restrooms, and main entrance door will need
to be field verified for compliance with requirements in CBC
11B-603, 11B-604 and 11B-606; CBC 11B-404.2.4 and
CBC 11B-404 respectively. Any non-compliant features will
need to be identified, and plans and details provided for the
upgrading of those features to comply with the current code
(CBC 2022).

4. The service counter will need to comply with CBC 11B-
904.4 (CBC 11B-227.3).
5. Provide calculations of the occupant load according to CBC
1004. If the occupant load for a B occupancy is 49 or less, a
single exit will be required (CBC Table 1006.2.1).
