Comprehensive Sign Program (PA2023-0060)
1. There is missing informa�on on the site plan, eleva�ons, and sign matrix table. The following are
the mistakes I found but in general make sure that every sign on the matrix is corresponding to
the appropriate loca�on on the site plan and the exterior eleva�ons. If you need to separate the
buildings into separate site plans you can. Here is what I found but please double check all:
a. For example, sign A8 in the table calls out an 85’4” frontage which does not match the
exterior eleva�on, does not appear to be the frontage (dimension is missing) and results
in a sign that is much too large. I think this is an error.
i. A8 frontage is now corrected to 24’-6” on the matrix.
b. In the matrix there are two A7s and two Suite 260s.
i. This has been corrected.
c. Where is B5 and B11 on site plan B5 is too big (I do not see a frontage labeled that long
and it results in a sign that is too large) and B11 is on eleva�on but not on matrix or site
plan.
i. B5 & B11 have been removed from the plans.
d. B6 and A7 are too large for secondary signs. Secondary signs should be no more than
half of what is allowed for primary sign and also may need to reduce size more
depending on frontage and number of other signs on same frontage. Also, A7 does not
appear to have the 84’4” frontage. In mul�-tenant buildings with mul�ple signage on
one frontage, it should only be the tenant frontage/
i. B6 is now ½ the SQ FT of what is allowed for their primary sign.
1. Primary Size: 45 SQ FT
2. Secondary Size: 22.5 SQ FT
ii. A7 now only has (1) sign.
iii. A7 frontage has been corrected to 24’-6. SQ FT updated to 36.75 SQ FT.
e. Some of the eleva�ons are missing frontage dimension such as the PCH south eleva�on.
i. All eleva�ons have been added to the eleva�ons.
2. Please provide actual signage on eleva�ons to match sign matrix sizes. This will assist in the
review of the program. Please show in the proposed loca�ons within the proposed dimensions.
It is okay if the names of the tenants change in the future it is just for review of the sizes,
loca�ons, and quan�ty. Also, this is important on the walls with windows to show proper
loca�on on the walls. For example, the eyebrow signs appear to have less height for leters. Also,
above the windows is not a typical loca�on but can be approved with a sign program if they
dimensions are found to fit and meet the findings, reasonably.
a. All signs have been revised to show max allowed SQ FT allowance on building eleva�on.
