Light 4/26/23 Re: 2596 Crestview Drive Newport Beach, CA 92663 Project Description Submitted for approval are plans and exhibits for a new custom residence in the Bayshores Community, in Newport Beach CA. The existing single-family home will be demolished, and a new single- family home will be constructed. The existing shared lot line between the subject property and 2592 Arbor Drive will be modified by way of a Lot Line Adjustment, please see Parcel ‘B’ in Exhibits A, B & C. Both the new lot size and proposed home are consistent and compatible with the pattern of nearby development. The total habitable area will be 3,268 sf and the attached 2-car garage will be 576 sf. The new lot area will be 4,865 sf, and the total proposed lot coverage will be 2,082 sf, or 43%; less than the allowable limit of 60%. Light Landscape and hardscape improvements throughout unify the design, and the project complies with all City & HOA setbacks, height restrictions and envelope limits. Further, the proposed project shall conform to all aspects of the certified Local Coastal Program, match the general existing orientation of development, and have no impact on public access or recreational uses. The new home preserves the enjoyment of ocean views and access to natural resources, and is harmoniously attuned to the established character and charm of this beautiful and esteemed Bayshores community.
