The project will require redesign to meet the maximum height limit of 29 feet. However, I would like feedback regarding if it triggers VE requirements as proposed and any other comments/corrections. I will let the applicant know that they will need licensed architect or engineer to draw the plans to add a third unit. Plans are in files in energov. Wood framed structures more than 2 stories in height shall be prepared by a licensed architect or engineer. Per Section 15.05.080 Newport Beach Municipal Code as amended to Section R301.1.3.2 CRC. 2. Provide a minimum of one exit doorway not less than 3’ wide and 6’-6” in height with a minimum clear width of 32”. R311 3. For habitable levels located more than one story above or more than one story below an egress door: The maximum travel distance from any occupied point to a stairway or ramp that provides egress from such habitable level or basement shall not exceed 50’. Building is located on VE flood zone: Substantial improvement projects must illustrate how the entire structure complies with flood mitigation requirements. Substantial improvement is when the cost of improvements meets or exceed 50% of the depreciated market value of the existing structure. The entire structure (existing and new) must be elevated to the top of slab at one foot above the Base Flood Elevation.
