The lot size is 6,000 square feet. The proposed work to the existing residence and the proposed new attached ADU and garage are explained as follows: 1. The project includes of rebuilding the existing attached garage and propose a 780 square feet attached ADU. The proposed new attached garage and ADU will be one story and will not exceed 16 feet above the existing grade. 2. 1. The proposed project includes a demolition area of 28 square feet from the existing 3,176 square foot two-story single-family residence for a proposed total of 3,148 sf. This reduction is to create enough space inside the new garage for the 3rd parking spot for the ADU The scope of work includes the relocation of the driveway approach, a front-covered porch, an entry-covered porch, a front double-entrance gate, and a CMU wall with stucco to match existing. The proposed garage and ADU will be along the street side of the property. The project will be developed entirely within private property, and will not encroach upon any existing physical way legally used by the public or any proposed public access way. The project has been designed in compliance with all the applicable provisions of the policies of Chapter 3 of the Coastal Act and certified Local Coastal Program, and no deviations or variances are necessary or requested. The project was designed to comply with all of the development standards required by the underlying R1-6000 Zone, including height, density, building setbacks, floor area ratio, and lot coverage. In addition, the design and building materials of the project are consistent with the varied architecture, design, and character of the surrounding single-family development.
