CALL TO ORDER – The meeting was called to order at 10:00 a.m. Staff Present (Remote): Benjamin M. Zdeba, AICP, Zoning Administrator Melinda Whelan, Assistant Planner II. REQUEST FOR CONTINUANCES None. III. APPROVAL OF MINUTES ITEM NO. 1 MINUTES OF AUGUST 24, 2023 Action: Approved IV. PUBLIC HEARING ITEMS ITEM NO. 2 Sedrak Residence Coastal Development Permit (PA2023-0087) Site Location: 216 East Balboa Boulevard Council District 1 Melinda Whelan, Assistant Planner, provided a brief project description stating that the applicant requests a coastal development permit (CDP) to demolish an existing nonconforming 1,610-square-foot fourplex (4- unit dwelling) and construct a new 1,840-square-foot, three (3)-story, duplex, with two (2) carports, and two (2)- single-car garages (407-square-feet). The project also includes two (2) accessory dwelling units (ADUs) above the garages consisting of 310 and 348 square feet. The four (4) parking spaces proposed would provide conforming parking for the duplex where there is no existing parking on-site. Applicant Jodi Ditolla, on behalf of the Owner, stated that she had reviewed the draft resolution and agrees with all the required conditions. Zoning Administrator Zdeba opened the public hearing. Seeing that no one from the public wished to comment, the public hearing was closed. Zoning Administrator Zdeba added one correction to the Resolution for the record, to update the project description in the heading to include two (2), one (1)-car carports after the two (2) one (1)-car garages. Action: Approved as amended V. PUBLIC COMMENTS ON NON-AGENDA ITEMS None. VI.
