•Existing structures constructed in 1966
•Operated by OCSD
•Two single-story buildings
•Perimeter wall w/ vehicular access gate
•Unscreened mechanical equipment
•Various upgrades since initial construction
•Serves 50% of City’s waste water flow
•Over 50 years old and requires replacement to serve the City

PROPOSED PROJECT –FORCE MAIN VAULT
•25-inch dual force mains by micro-tunneling (CCC permitting jurisdiction)
•New valve vault located below grade (in public ROW)
•Landscaping proposed
•Existing force mains are abandoned in place

PROPOSED PROJECT –CONSTRUCTION STAGING
•Approx. 18,000 SF portion of Lower Castaways Park
•Temporary License Agreement approved by CC on 9/12/23 for term until 12/31/28
•Allows trailers, storage of equipment, materials, vehicles during construction

•Meets requirements of PC-9 design guidelines
•Intends to be compatible w/ character of future BBL project
•Avoids long/blank walls w/ different architectural features/colors
•Variation of materials and colors for property walls
•Mixed roof types (sloping + flat)

•CLUP requires consistency with General Plan Anomaly 80
•Development Limit of 131,290 SF
•With future BBL project, total of 101,289 SF (7,244 SF pump station)
•Complies with State of California Sea Level Rise Guidance for H++ Scenario (extreme sea level rise)
•14.3 feet NAVD 88 minimum elevation
•Pump station property does not provide public coastal access
•Access to the bay will be provided on future BBL project with promenade along water front
