HomeMy WebLinkAboutRS130181_HOA ApprovalPELICAN CREST II COMMUNITY ASSOCIATION AT NEWPORT COAST March 26, 2013 Mehrdad and Semira Moshayedi 14 Channel Vista Newport Coast, CA 92657-1807 Subject: Pelican Crest II, 29 Avalon Vista, Lot 19, Tract 15346 Offsite Variance Request Dear Mr. and Mrs. Moshayedi: As a result of the review on March 20, 2013, the Pelican Crest II Board of Directors is pleased to conditionally approve your request for offsite grading on the side and rear yard and landscape improvements for your custom home on Lot 19, Tract 15346. The Board of Directors recommendations of the approval are as follows: 1. The slopes that are impacted by the offsite grading must be certified by Petra Geotechnical when work is completed to ensure slope safety. 2. Homeowner's landscape contractor to coordinate with the Association's landscaper to ensure proper care after the landscape has been installed. Homeowner's landscape contractor to maintain the landscape for a minimum of 90 days to ensure proper plant establishment. 3. Homeowner to maintain proper insurance to ensure coverage to the Association property should damage occur from the homeowner's contractors. The policy should indemnify the Association.
