(2) The landscape project for the property located at 333 Holmwood Drive, Newport Beach, CA 92663 (provide address or parcel number(s)) was installed by me or under my supervision. street (3) The landscaping for the identified property has been installed in substantial conformance with the approved Landscape Documentation Package and complies with the requirements of the City of Newport Beach Water Efficient Landscape Ordinance (Municipal Code Section 14.17) and the City of Newport Beach Standards for Implementation of the City of Newport Beach Water Efficient Landscape Ordinance for the efficient use of water in the landscape. Dear Mr. and Mrs. Atkins: In accordance with your request, this final soils report has been prepared to address geotechnical observations and testing performed since completion of rough grading. This report addresses requested observations and testing. Copies of our daily reports are maintained in our files. FOUNDATION EXCAVATIONS The foundation for basement/garage was observed on September 24, 2021 and September 29, 2021. The at -grade foundation excavations were observed on November 10, 2021 and November 17, 2021. The foundation excavation for the western retaining wall was observed on June 10, 2022. The bio-pit foundation excavation near the western courtyard area was observed on February 6, 2023. The foundation excavations were found to be acceptable at the time of our final observation. INTERIOR SLAB SUBGRADE AND TRENCH BACKFILLS The basement/garage mat slab foundation excavation was observed on October 11, 2021, see referenced addendum report. The at -grade slab subgrade was observed on November 22, 2021. COAST GEOTECHNICAL, INC. Mr. and Mrs. Atkins 2 W.O.557518-07 Final Soils Report March 5 ln2l Probing and testing of the slab subgrade areas showed acceptable geotechnical conditions for support of the proposed slab. BASEMENT/GARAGE WALL SUBDRAIN The subdrain for the basement/garage wall consisted of four inch diameter SDR 35 perforated drain pipe (holes down), surrounded by one cubic foot per lineal foot of 3/4 inch rock wrapped in filter cloth. The subdrain was placed in accordance with plans and geotechnical recommendations. Proper outlets of the subdrain system are the responsibility of the contractor. BASEMENT WALL BACKFILL Backfill of the basement walls, as requested periodically by the contractor, was observed from October 29, 2021 to November 2, 2021. The basement wall was backfilled with 3/4 inch gravel to three feet from top of wall. A soil cap was placed above the gravels and separated by filter fabric. Backfill soils were placed in thin lifts; moisture conditioned as needed and mechanically compacted to a minimum of 90% relative compaction up to finish pad grade elevations. Equipment used for compaction of fill soils consisted of mechanical hand compactors and a SVL 75. Earthwork was completed by Coast Concrete. I.JF1'j Hardscape subgrade areas around the residence were observed between December 13, 2022 and March 2, 2023. Probing and testing of the requested hardscape subgrade areas indicated acceptable geotechnical conditions for support of the proposed hardscape. OPINION It is opinion of COAST GEOTECHNICAL, INC. that the summarized geotechnical conditions approved by this office are in compliance with approved geotechnical reports and Newport Beach building codes.
