Analysis The applicant proposes to install. a 25 foot high, double faced pole: sign on a cite where another pole oign currently exists. The new sign will be located at the northwesterly corner of the site and the existing sign will remain at the northeasterly corner of the site. The new sign will have an area of. 124± sq.ft. per face and will be internally lit. The sign will be utilized, to identify the various occupants of the site. With the exception, of two of the three signs for Newport Florist which will be removed, all other nigns on the property will remain.. Applicant's Statement of i2p_ rt in accordance with Section 20.06.090 B of the Newport Behr. Municipal. Code, in order to grant an exception permit:, the Planni► q Coranission must find that the granting of such permit is necessary to protect a substantial property right, will not be contrary to the pk,;pose of this chapter as herein set forth, and will not be materially detri- mental to the health, safety, comfort or general welfare: of persons residing in the neighborhood, or detrimental or injurious to property or improvements in the neighborhood, or to the general welfare of the City. In response to the above requirements, the applicant has cubmitted the following statements .in support of his application: 1. What exceptional or extraordinary circumstances are in- volved? "This property is an island and is bordered by.28th Street, Newport Boulevard, 25th Street and. Balboa Boulevard.
