HomeMy WebLinkAboutX2009-0888 - Misc23D 6 MY3UC- 0Y City of Newport Beach Community Development Dept., Building Division Attention: Seimone Jurjis, Chief Building Official Re: 2306 Margaret Drive, PC-0680-2009, Permit X2009-0888 Dear Sir: Since the subject single family dwelling is being built on a level, previously occupied site with no topography -altering grading required, a Civil Engineer's services were not needed. Therefore this letter is intended to satisfy the approval statement in the City's "Civil Engineers Certification Form". As Architect of the project that was constructed, I have inspected the drainage system that was constructed per approved plans. It had previously been inspected and signed off by the City's Building Inspector Paul LeClaire. In late November I arranged for and observed a water flow test conducted by the General Contractor JP3 (Jim Mackel). Hose water was introduced into the furthest yard drain from the street (it is a U shaped system encircling the building with outlets at each end thru the curb). Water flowed freely out of both curb drains into the gutter. The driveway is sloped downward toward the street and it sheet flows freely into the gutter. In addition, the subject site is at the same elevation as the three adjacent properties (sides and rear), therefore no sheet flow can occur from the subject site onto the neighbors.
