Dear Newport Beach City Councilmembers:
I have just read the Staff Report regarding the Balboa Basin Marina Redevelopment and I am shocked by
the depiction of the June 17 City Hall Town Hall Meeting. The TRUTH is that the room was not only filled
with concerned community members, it was Standing Room Only. Speaker after speaker gave articulate,
knowledgeable voice to their concerns regarding this project. NOONE spoke in favor of this project. At
the close of the meeting, the developer stated that he had been unaware of all the many concerns and
suggested he would make changes. Among the SRO crowd, there were over a dozen Balboa Basin Yacht
Club members who pointed out that they were not mentioned anywhere in the project papers, even
though the BBYC has been a Balboa Basin Marina amenity for over 35 years. The BBYC is still not
mentioned in the Staff Report nor are any of the important concerns that they spoke about at this
meeting.
In summary, i am very disappointed in the Staff Report and I assure you that it does not reflect the reality
of what happened at the June Town Hall Meeting.
I am including the letter that I previously sent you regarding this project.

RE: Balboa Basin Yacht Manna Redevelopment
We are very concerned about how the redevelopment plans for the Balboa Basin Yacht Manna
will Impact the Balboa Basin Yacht Club. At its inception, all BBYC members were also terants
of the Balboa Basin Manna, and, for the past 35 years, the club has continued to welcome all
Manna boaters who wish to enjoy the dub'e fun adroites. The BBYC has been an on -site
amenly for all the tenants, much like The Gal Restaurant and! Been Marina.
Some of our concerns are:
1. DEMOLITION (destruction of fixed contents (cabinets, wall treatments, etc... In the garage).
2 STORAGE of removable contents (Reingerator, Portable Sink, TV, Tables, Chaim, Supplies)
3. INTERIOR REMODEL
a. RENTINCREASE
The Costa assodated with the above concerns would be a human and threaten the club's
mnunued schemes.
Pdd'nbnal Concerns:
1. PARKING: vary limited and often impossible during the summer.
2. TRAFFIC: cunenty a traders due to the narrow row: arty increase dual be dangerous
We have personally enjoyetl the felkw ship of the BBYC for over 25 years and feel it would be a
significant loss it this Marina amenity was forced to terminate.
