Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Property Development Standards.
Please be advised, the project as designed does not comply with all required property
development standards identified in Newport Beach Municipal Code (NBMC)
Chapter 21.30 (Property Development Standards). Reference the attached plan
check correction sheet for a list of the required changes.
2. On-Site Posting.
Please pick up a Notice of Application Filing to be posted onsite immediately.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal

CORRECTIONS:
1. 30-foot front setback – maximum height of fences and walls is 42 inches. Some exceptions
can be made for pool protection fencing, however fencing must be located reasonably
close to the pool. Please see NBMC 20.30.040 for design requirements of pool protection
fencing located in front setback.
2. Provide calculation verifying lot coverage (show only lot dimensions and solid roof
dimensions, calculate similar to the floor area calculation provided)
3. Identify all encroachments in side setbacks; note that a 3-foot clear path must exist on one
side or the other, free of encroachments.
4. Include total landscape area on Title Sheet. Note compliance with water efficient landscape
ordinance.
