CONSTRUCTION GENERAL NOTES
1. ALL WORK DETAILED ON THESE PLANS TO BE PERFORMED UNDER CONTRACT SHALL BE CONSTRUCTED IN ACCORDANCE WITH THE "STANDARD SPECIFICATIONS FOR PUBLIC WORKS CONSTRUCTION", 2015 EDITION AND SUPPLEMENTS TO DATE, EXCEPT AS OTHERWISE STATED IN THE CITY'S STANDARD SPECIAL PROVISIONS, OR IN THIS CONTRACT'S SPECIAL PROVISIONS.
2. EXISTING UNDERGROUND UTILITIES ARE SHOWN AS PER AVAILABLE RECORDS. THE CONTRACTOR SHALL BE RESPONSIBLE FOR VERIFYING THE ACTUAL LOCATION AND ELEVATION IN THE FIELD PRIOR TO BEGINNING CONSTRUCTION.
3. ALL EXPOSED CONCR ETE SURFACES SHALL CONFORM IN GRADE, COLOR, DIMENSION, AND FINISH TO ADJOINING IMPROVEMENTS.
4. P.C.C. SHALL BE CLASS 560-C-3250
5. CONTRACTOR SHALL ADJUST CITY FACILITY/UTILITIES AS NEEDED TO THE SATISFACTION OF THE ENGINEER (e.g. WATER VALVES, SCO. SURVEY MONUMENTS, PULL BOXES, SEWER AND STORM DRAIN MANHOLES) FRAMES AND COVERS TO FINISHED GRADE ALL OTHER UTILITIES SHALL BE ADJUSTED TO GRADE BY OTHERS.
6. ANY DISCREPANCIES ON THE DRAWINGS OR SPECIFICATIONS SHALL BE CALLED TO THE ATTENTION OF THE ENGINEER. FAILURE TO DO SO WILL PLACE THE RESPONSIBILITY ON THE CON TRACTOR FOR CORRECTION.
7. ANY WORK NOT INDICATED ON THE DRAWINGS BUT CALLED FOR IN THE SPECIFICATIONS OR VICE-VERSA, SHALL BE FURNISHED AND PERFORMED AS THOUGH SPECIFICALLY INDICATED AND CALLED FOR IN BOTH. ANY WORK NOT INSTALLED ACCORDING TO DRAWINGS AND SPECIFICATIONS OR ORDINANCES ft.ND LAWS SHALL BE REPLACED AT THE CONTRACTOR'S EXPENSE.
8. UNLESS OTHERWISE NOTED, ALL UTILITIES SHALL BE PROTECTED IN PLACE.
9 IRRIGATION WATER SYSTEM IS POTABLE SEE IRRIGATION PLANS.
10 EXISTING UNDERGROUND AND ABOVEGROUND FACILITIES: THE EXISTENCE AND LOCATION OF ANY UTILITY FACILITY (PIPES, CONDUITS, STRUCTURES, ETG.) SHOWN ON THE DRAWINGS ARE DIAGRAMMATIC AND ARE OBTAINED BY A SEARCH OF AVAILABLE RECORDS TO THE BEST OF THE CITY'S KNOWLEDGE. WHETHER SHOWN ON THE PLANS OR NOT, THE CONTRACTOR IS RESPONS IBLE TO TAKE DUE PRECAUTIONARY MEASURES TO VERIFY THE LOCATION AND DEPTH OF THE UTILITY FAC ILITIES, INCLUDING POT-HOLING, AND PROTECT THE UTILITY FACILITIES IN PLACE. IT SHALL BE THE CONTRACTOR'S RESPONSIBILITY TO NOTIFY THE ENGINEER OF CONSTRUCTION ACTIVITIES NEAR UTILITY FACILITIES.
11 . CITY CONTRACTOR SHALL PROVIDE THE TRAFF IC CONTROL PLAN PRIOR TO ANY WORK. THE PLAN SHALL MEET ALL CITY REQUIREMENTS AND FOLLOW CITY PROTOCOLS.
PLANTING GENERAL NOTES
1. ALL WORK SHALL CONFORM TO APPLICABLE LOCAL CODES
2. CONTRACTOR SHALL MAKE HIMSELF FULLY AWARE OF SITE CONDITIONS PRIOR TO ISSUING HIS BID. LACK OF KNOWLEDGE OF EXISTING SITE CONDITIONS SHALL NOT BE A BASIS FOR ADDITIONAL COSTS DURING CONSTRUCTION.
3 CONTRACTOR SHALL NOTIFY THE ENGINEER IMMEDIATELY SHOULD ANY DISCREPANCIES BE FOUND ON THESE PLANS. ANY WORK PERFORMED BY THE CONTRACTOR PRIOR TO RECEIVING A CLARIFIC.~TION FROM THE ENGINEER MAY REQUIRE REMOVAL AND RE-CONSTRUCTION OR WORK PERFORMED BY THE CONTRACTOR AT THE CONTRACTOR'S EXPENSE.
4. CONTRACTOR SHALL NOTIFY THE ENGINEER IMMEDIATELY SHOULD FIELD CONDIT IONS VARY FROM THE PLANS.
5. CONTRACTOR SHALL VERIFY LOCATIONS OF ALL UNDERGROUND UTILITIES PRIOR TO ANY EXCAVATION ANY DAMAGE TO EXISTING SITE ELEMENTS OR UTI LITIES SHALL BE IMMEDIATELY AND PROPERLY REPAIRED TO ITS FORMER STATE AT NO ADDITIONAL COST TO THE CITY.
6. THE CONTRACTOR SHALL NOT WILLFULLY PROCEED WITH CONSTRUCTION AS DESIGNED WHEN IT IS OBVIOUS THAT UNKNOWN OBSTRUCTIONS AND/OR GRADE DIFFERENCES EXIST THAT MAY NOT HAVE BEEN KNOWN DURING DESIGN. SUCH CONDITIONS SHALL BE IMMEDIATELY BROUGHT TO THE ATTENTION OF THE ENGINEER. CONTRACTOR SHALL ASSUME FULL RESPONSIBILITY FOR ALL NECESSARY REVISIONS DUE TO FAILURE TO GIVE SUCH NOTIFICATION PRIOR TO BEGINNING WORK.
7. CONTRACTOR SHALL MAINTAIN A QUALIFIED SUPERVISOR ON THE SITE AT ALL TIMES DURING CONSTRUCTION THROUGH COMPLETION OF PICK-UP WORK
8. CONTRACTOR SHALL REMOVE ALL EXCESS SOIL GENERATION BY HIS OPERATIONS FROM THE SITE, PER ALL APPLICABLE CODES.

CONSTRUCTION CONTRACTOR AGREES THAT IN ACCORDANCE WITH GENERALLY

REQUIRED TO ASSUME SOLE AND COMPLETE RESPONSIBILITY FOR JOB SITE
CONDITIONS DURING THE COURSE OF CONSTRUCTION OF THE PROJECT,
INCLUDING SAFETY OF ALL PERSONS AND PROPERTY; THAT THIS REQUIREMENT
SHALL BE MADE TO APPLY CONTINUOUSLY AND NOT BE LIMITED TO NORMAL
WORKING HOURS, AND CONSTRUCTION CONTRACTOR FURTHER AGREES TO
DEFEND, INDEMNIFY AND HOLD DESIGN PROFESSIONAL HARMLESS FROM ANY
AND ALL LIABILITY, REAL OR ALLEGED, IN CONNECTION WITH THE PERFORMANCE
OF WORK ON THIS PROJECT, EXCEPTING LIABILITY ARISING FROM THE SOLE
NEGLIGENCE OF DESIGN PROFESSIONAL.
EXISTING UTILITY NOTES:
ALL UNDERGROUND UTILITIES OR STRUCTURES REPORTED BY THE OWNER OR
OTHERS AND THOSE SHOWN ON THE RECORDS EXAMINED ARE INDICATED WITH
THEIR APPROXIMATE LOCATION AND EXTENT.
THE OWNER BY ACCEPTING THESE PLANS OR PROCEEDINGS WITH
IMPROVEMENTS PURSUANT THERETO AGREES TO ASSUME LIABILITY AND TO
HOLD UNDERSIGNED HARMLESS FOR ANY DAMAGES RESULTING FROM THE
EXISTENCE OF UNDERGROUND UTILITIES OR STRUCTURES NOT REPORTED TO
THE UNDERSIGNED; NOT INDICATED ON THE PUBLIC RECORDS EXAMINED;
LOCATED AT VARIANCE WITH THAT REPORTED OR SHOWN ON RECORDS
EXAMINED.
THE CONTRACTOR IS REQUIRED TO TAKE DUE PRECAUTIONARY MEASURES TO
PROTECT THE UTILITIES OR STRUCTURES SHOWN AND ANY OTHER UTILITIES OR
STRUCTURES FOUND AT THE SITE. IT SHALL BE THE CONTRACTOR'S
RESPONSIBILITY TO NOTIFY THE OWNERS OF THE UTILITIES OR STRUCTURES
CONCERNED BEFORE STARTING WORK.
GENERAL NOTES:
1. ALL WORK SHALL CONFORM TO CHAPTER 15 OF THE NEWPORT BEACH
MUNICIPAL CODE (NBMC), THE PROJECT SOILS REPORT AND SPECIAL
REQUIREMENTS OF THE PERMIT.
2. DUST SHALL BE CONTROLLED BY WATERING AND/OR DUST PALLIATIVE.
3. SANITARY FACILITIES SHALL BE MAINTAINED ON THE SITE DURING THE
CONSTRUCTION PERIOD.
4. NOISE, EXCAVATION, DELIVERY AND REMOVAL SHALL BE CONTROLLED PER
SECTION 10-28 OF THE NBMC.
5. THE STAMPED SET OF APPROVED PLANS SHALL BE ON THE JOB SITE AT ALL
TIMES.
6. PERMITTEE AND CONTRACTOR ARE RESPONSIBLE FOR LOCATING AND
PROTECTING UTILITIES.
7. APPROVED DRAINAGE PROVISIONS AND PROTECTIVE MEASURES MUST BE
USED TO PROTECT ADJOINING PROPERTIES DURING THE GRADING
OPERATION.
8. HAUL ROUTES FOR IMPORT OR EXPORT OF MATERIALS SHALL BE
APPROVED BY THE CITY TRAFFIC ENGINEER AND PROCEDURES SHALL
CONFORM WITH CHAPTER 15 OF THE NBMC.
9. POSITIVE DRAINAGE SHALL BE MAINTAINED AWAY FROM ALL BUILDING AND
SLOPE AREAS.
10. FAILURE TO REQUEST INSPECTIONS AND/OR HAVE REMOVABLE EROSION
CONTROL DEVICES ON-SITE AT THE APPROPRIATE TIMES SHALL RESULT IN
FORFEITURE OF THE CONSTRUCTION SITE CLEANUP DEPOSIT.
11. NO PAINT, PLASTER, CEMENT, SOIL, MORTER OR OTHER RESIDUE SHALL BE
ALLOWED TO ENTER STREETS, CURBS, GUTTERS, OR STORM DRAINS. ALL
WASTE MATERIALS SHALL BE REMOVED FROM THE SITE. NBMC 17.32.020

ON-SITE FACILITIES SHALL BE PROVIDED AND MAINTAINED BY THE
CONTRACTOR FOR THE DURATION OF THE PROJECT.
YEAR-ROUND BMP REQUIREMENTS:
1. WHERE APPROPRIATE, SEDIMENT CONTROL BMPS SHALL BE IMPLEMENTED AT THE SITE PERIMETER, AT ALL OPERATIONAL STORM
DRAIN INLETS, AND AT ALL NON-ACTIVE SLOPES, TO PROVIDE SUFFICIENT PROTECTION FROM STORMS.
2. WIND EROSION BMPS (DUST CONTROL) SHALL BE IMPLEMENTED AND MAINTAINED.
3. BMPS TO CONTROL OFF-SITE SEDIMENT TRACKING SHALL BE IMPLEMENTED AND MAINTAINED.
4. APPROPRIATE WASTE MANAGEMENT AND MATERIALS POLLUTION CONTROL BMPS SHALL BE IMPLEMENTED TO PREVENT THE
CONTAMINATION OF STORM WATER BY WASTES AND CONSTRUCTION MATERIALS.
5. APPROPRIATE NON-STORM WATER BMPS SHALL BE IMPLEMENTED TO PREVENT THE CONTAMINATION OF STORM WATER FROM
CONSTRUCTION ACTIVITIES.
6. ADEQUATE PHYSICAL OR VEGETATION EROSION CONTROL BMPS (TEMPORARY OR PERMANENT) SHALL BE INSTALLED AND
ESTABLISHED AS SOON AS PRACTICAL FOR ALL COMPLETED SLOPES OR SLOPES IN NON-ACTIVE AREAS. THESE BMPS MUST BE
MAINTAINED THROUGHOUT THE YEAR. IF A SELECTED BMP FAILS, IT MUST BE REPAIRED AND IMPROVED, OR REPLACED WITH AN
ACCEPTABLE ALTERNATE AS SOON AS IT IS SAFE TO DO SO. THE FAILURE OF A BMP MAY INDICATE THAT THE BMP, AS INSTALLED,
WAS NOT ADEQUATE FOR THE CIRCUMSTANCES IN WHICH IT WAS USED. REPAIRS OR REPLACEMENTS MUST RESULT IN A MORE
ROBUST BMP, OR ADDITIONAL BMPS SHOULD BE INSTALLED TO PROVIDE ADEQUATE PROTECTION.
7. A DISTURBED AREA THAT IS NOT COMPLETED, BY THAT IS NOT BEING ACTIVELY GRADED (NON-ACTIVE AREA), SHALL BE FULLY
PROTECTED FROM EROSION WITH TEMPORARY OR PERMANENT BMPS (EROSION AND SEDIMENT CONTROL). THE ABILITY TO
DEPLOY STANDBY BMP MATERIALS IS NOT SUFFICIENT FOR THESE AREAS. EROSION AND SEDIMENT CONTROL BMPS MUST
ACTUALLY BE DEPLOYED. THIS INCLUDES ALL BUILDING PADS, UNFINISHED ROADS, AND SLOPES.
8. SUFFICIENT MATERIALS NEEDED TO INSTALL STANDBY EROSION AND SEDIMENT CONTROL BMPS NECESSARY TO COMPLETELY
PROTECT THE EXPOSED PORTIONS OF THE SITE FROM EROSION AND TO PREVENT SEDIMENT DISCHARGES SHALL BE STORED
ON-SITE. AREAS THAT HAVE ALREADY BEEN PROTECTED FROM EROSION USING PERMANENT PHYSICAL STABILIZATION OR
ESTABLISHED VEGETATION STABILIZATION BMPS ARE NOT CONSIDERED TO BE "EXPOSED" FOR PURPOSES OF THIS REQUIREMENT.
9. THERE SHALL BE A "WEATHER TRIGGERED" ACTION PLAN AND THE ABILITY TO DEPLOY STANDBY SEDIMENT CONTROL BMPS AS
NEEDED TO COMPLETELY PROTECT THE EXPOSED PORTIONS OF THE SITE WITHIN 48 HOURS OF A PREDICTED STORM EVENT (A
PREDICTED STORM IS DEFINED AS A FORECASTED, 50% CHANCE OF RAIN).
10. THE AMOUNT OF EXPOSED SOIL ALLOWED AT ONE TIME SHALL NOT EXCEED THAT WHICH CAN BE ADEQUATELY PROTECTED BY
DEPLOYING STANDBY EROSION CONTROL AND SEDIMENT CONTROL BMPS PRIOR TO A PREDICTED RAINSTORM.

IRRIGATION NOTES:
1. PIPE SIZES SHALL CONFORM TO THOSE SHOWN ON DRAWINGS. NO
SUBSTITUTIONS OF SMALLER PIPE SIZES SHALL BE PERMITTED, BUT
SUBSTITUTIONS OF LARGER SIZES MAY BE APPROVED. ALL DAMAGED AND
REJECTED PIPE SHALL BE REMOVED FROM THE SITE AT THE SAID TIME OF
REJECTION.
2. THIS DESIGN IS DIAGRAMMATIC. ALL PIPING, VALVES, ETC., SHOWN WITHIN
PAVED AREAS IS FOR DESIGN CLARIFICATION ONLY AND SHALL BE
INSTALLED IN PLANTING AREAS WHEREVER POSSIBLE. THE CONTRACTOR
SHALL LOCATE ALL VALVES IN SHRUB AREAS.
3. IT IS THE RESPONSIBILITY OF THE IRRIGATION CONTRACTOR TO BECOME
FAMILIAR WITH ALL GRADE DIFFERENCES, LOCATION OF WALLS, RETAINING
WALLS, STRUCTURES AND UTILITIES. THE IRRIGATION CONTRACTOR
SHALL REPAIR OR REPLACE ITEMS DAMAGED BY WORK. SHALL ALSO
COORDINATE WORK WITH OTHER CONTRACTORS FOR THE LOCATION AND
INSTALLATION OF PIPE SLEEVES AND LATERALS THROUGH WALLS, UNDER
ROADWAYS AND PAVING, ETC.
4. DO NOT WILLFULLY INSTALL THE DRIP SYSTEM AS SHOWN ON THE
DRAWINGS WHEN IT IS OBVIOUS IN THE FIELD THAT UNKNOWN
OBSTRUCTIONS, GRADE DIFFERENCES OR DIFFERENCES IN THE AREA
DIMENSIONS EXIST THAT MIGHT NOT HAVE BEEN CONSIDERED IN THE
ENGINEERING. SUCH OBSTRUCTIONS OR DIFFERENCES SHOULD BE
BROUGHT TO THE ATTENTION OF THE OWNER'S AUTHORIZED
REPRESENTATIVE. IN THE EVENT THIS NOTIFICATION IS NOT PERFORMED,
THE IRRIGATION CONTRACTOR SHALL ASSUME FULL RESPONSIBILITY FOR
ANY REVISIONS NECESSARY.
5. MATERIALS AND EQUIPMENT SHALL CONFORM TO APPLICABLE STATE OF
CALIFORNIA AND LOCAL CODES.
6. ALL IRRIGATION MATERIALS SHALL CONFORM TO THE CITY OF NEWPORT
BEACH IRRIGATION MATERIALS LIST.
7. ALL IRRIGATION WORK SHALL CONFORM TO THE CITY OF NEWPORT BEACH
DETAIL DRAWINGS AND SPECIFICATIONS.
8. THE CONTRACTOR SHALL FLUSH AND ADJUST ALL HEADS FOR OPTIMUM
PERFORMANCE AND TO PREVENT OVERSPRAY ONTO PAVING AND
ROADWAYS. THIS SHALL INCLUDE SELECTING THE BEST DEGREE OF ARC
TO FIT THE EXISTING SITE CONDITIONS AND TO THROTTLE THE FLOW
CONTROL AT EACH VALVE TO OBTAIN THE OPTIMUM OPERATING
PRESSURE FOR EACH SYSTEM.
9. CONTRACTOR SHALL USE EXISTING EQUIPMENT SUCH AS CONTROLLERS,
BACKFLOW PREVENTERS, FLOW SENSORS, MASTER VALVES, REMOTE
CONTROL VALVES, BALL/GATE VALVES, BOXES ETC. CONTRACTOR SHALL
EXAMINE EXISTING EQUIPMENT AND DOCUMENT ANY FAULTY EQUIPMENT
BY PHOTOGRAPH AND WRITTEN REPORT. IN THE EVENT EXISTING
EQUIPMENT IS DETERMINED TO BE FAULTY PRIOR TO CONSTRUCTION, THE
CONTRACTOR SHALL NOTIFY THE ENGINEER IMMEDIATELY. EQUIPMENT
DETERMINED TO BE FAULTY AFTER CONSTRUCTION HAS STARTED AS
DETERMINED BY THE ENGINEER MAY REQUIRE REPLACEMENT BY THE
CONTRACTOR AS HIS/HER COST.
10. FLUSH ALL LATERAL LINES WITH VALVE ASSEMBLIES INSTALLED, PRIOR TO
NOZZLE INSTALLATION. CHECK FOR ANY AND ALL EXISTING PIPE CRACKS
AND/OR DAMAGE. ALL DAMAGED PIPE SHALL BE REPLACED AT
CONTRACTOR'S COST TO THE SATISFACTION OF THE ENGINEER.
11. FOR TECHNICAL ASSISTANCE WITH THE CONTROLLERS AND CENTRAL
CONTROL SYSTEM EQUIPMENT OR OPERATION, CONTACT HAROLD LINK AT
CITY OF NEWPORT BEACH, (949) 718 - 3471.

Structural Notes
15
I. General
1. Materials and workmanship to conform with the 2019 edition of the California Building Code (C.B.C.) and the requirements of the
contract documents.
2. These general notes supplement the requirements of the project specifications. in case of conflict between the plans and
specifications, contact the owner's representative.
3. Reference to codes, rules, regulations, standards, manufacturer's instructions or requirements of regulatory agencies is to the latest
printed edition of each in effect at the date of submission of bid unless the document date is shown.
4. Drawings indicate general and typical details of construction. where conditions are not specifically indicated but are of similar
character to details shown, use similar details of construction, subject to review by the owner's representative.
5. Details on sheets titled "Typical Details" apply to situations occurring on the project that are the same or similar to those specifically
referenced. Such details are not noted at each location that they occur.
6. The Contractor is responsible for coordinating the work of all trades and for checking dimensions. Notify the owner's representative
of any discrepancies and resolve before proceeding with the work.
7. Do not scale the drawings.
8. Provide measures necessary to protect the structure during construction. Such measures include, but may not be limited to, bracing
and shoring for loads during construction. Retain a registered Civil Engineer who is properly qualified to design bracing, shoring, etc.
Visits to the site by the owner's representative will not include observation of the above noted items.
9. Information shown on the drawings related to existing conditions represents the present knowledge, but without guarantee of
accuracy. Report conditions that conflict with the contract documents to the owner's representative. Do not deviate from the contract
documents without written direction from the owner's representative.
10. Refer to architectural drawings for size and location of floor, roof and wall openings not shown on the structural drawings.
Coordinate the size and location of openings associated with, but not limited to, electrical, mechanical and plumbing trades. Submit
final sizing and location requirements of openings to the owner's representative for review.
11. Reference datum for the elevations is finish first floor, elevation - see architectural and civil drawings.
12. The Contractor is solely responsible for providing a safe place to work and meeting the requirements of all applicable jurisdictions.

Statement of Special Inspections
Project: Landscape Fence Foundation
Location: 38th Street and Lake Ave., Newport Beach CA
This Statement of Special Inspections is submitted in fulfillment of the requirements of CBC Sections 1704 and 1705. Included are:
·Schedule of Special Inspections and tests applicable to this project:
Special Inspections per Sections 1704 and 1705
Special inspections for Seismic Resistance
Special inspections for Wind Resistance
·List of the Testing Agencies and other special inspectors that will be retained to conduct the tests and inspections.
Special Inspections and Testing will be performed in accordance with the approved plans and specifications, this statement and CBC sections
1704, 1705, 1707, and 1708.
The Schedule of Special Inspections summarizes the Special Inspections and tests required. Special Inspectors will refer to the approved
plans and specifications for detailed special inspection requirements. Any additional tests and inspections required by the approved plans and
specifications will also be performed.
Interim reports will be submitted to the Building Official and the Registered Design Professional in Responsible Charge in accordance with
CBC Section 1704.1.2
A Final Report of Special Inspections documenting required Special Inspections, testing and correction of any discrepancies noted in the
inspections shall be submitted prior to issuance of a Certificate of Use and Occupancy (Section 1704.1.2). The Final Report will document:
·Required special inspections.
·Correction of discrepancies noted in inspections.
The Owner recognizes his or her obligation to ensure that the construction complies with the approved permit documents and to implement
this program of special inspections. In partial fulfillment of these obligations, the Owner will retain and directly pay for the Special Inspections
as required in CBC Section 1704.1.
This plan has been developed with the understanding that the Building Official will:
·Review and approve the qualifications of the Special Inspectors who will perform the inspections.
·Monitor special inspection activities on the job site to assure that the Special Inspectors are qualified and are performing their duties as
called for in this Statement of Special Inspection.
·Review submitted inspection reports.
·Perform inspections as required by the local building code.

III. Foundation and Site Work
1. The design of the foundation system is based upon 2019 California Building Code table 1806.2 :
a.) Class of Materials:Sand, silty sand, clayey sand, silty gravel and clayey gravel (SW, SP, SM, SC, GM and GC)
b.) Vertical Foundation Pressure: 2000 psf
c.) Lateral Sliding Resistance (friction) 0.25
d.) Lateral Sliding Resistance (passive pressure) 150 pcf
2. New structural footings to be founded a minumum of 24" below grade. Site wall footings to be founded a minimum of 12"
into grade as provided by the overexcavation and removal of existing loose, surface soils, and recompation thereof .
Concrete slabs to be placed over a vapor barrier, gravel, and compacted subgrade soils.
3. Excavations for foundations must be accepted by a Engineering Geologist prior to placing reinforcing and concrete. Notify
the Engineering Geologist when excavations are ready for inspection. Engineering Geologist shall provide a memo stating
that footing excavations have been reviewed.
4. All structures shall derive their support from the underlying competent terrace deposits material. This shall be
accomplished with conventional shallow footings where possible and deepened pier foundations where needed. The depth of
the bottom of the shallow foundations may need to increase at the direction of the Engineering Geologist based on field
conditions.
5. Provide de-watering as needed.
6. Locate and protect existing utilities to remain during and / or after construction.
7. Remove abandoned footings, utilities, etc. which interfere with new construction, unless otherwise indicated.
8. Notify the owner's representative if any buried structures not indicated, such as cesspools, cisterns, foundations, etc. are
found.
9. The Contractor is solely responsible for excavation procedures including lagging, shoring. underpinning and protection of
existing construction. this includes the existing perimeter site retaining walls.
10. Remove loose soil and standing water from foundation excavations prior to placing concrete.
11. Place backfill behind retaining walls after concrete or masonry has attained full design strength. Brace building and pit
walls below grade from lateral loads until attached floors and slabs on grade are complete and have attained full design
strength.
12. All subterranean retaining walls shall be waterproofed (refer to architectural drawings) and properly drained (refer to civil
drawings) in accordance with the applicable building code.
II. Cast In-place Concrete
1. Concrete is reinforced and cast-in-place unless otherwise noted. where reinforcing is not specifically shown or where details are not

8. The above table provides the minimum compressive strength of concrete required. Higher strength concrete mixes may be required to
meet other mix design specifications (refer to project specification) or other project requirements.

10. Fine and coarse aggregates shall conform to ASTM C33. Lightweight aggregate shall conform to ATSM C330
11. Water shall be clean and not detrimental to concrete.
12. For each class of concrete, a concrete mix design shall be prepared based on field experience or trial mixtures in conformance to ACI 211
and ACI 301.
13. Concrete mix designs shall be reviewed by the owner's testing agency. Contractor shall submit concrete mix design for each class of
concrete, including letter of conformance from owner's testing agency, to owner's representative for review. As an alternate to the letter of
conformance from the owner's testing agency, the concrete mix design may be prepared by a civil engineer licensed in state of California. The
mix design shall bear the stamp and signature of the civil engineer.
14 Continuously moist cure concrete slabs-on-grade for 7 days minimum. Water fog sprays, ponding, saturated absorptive covers, moisture
retaining covers or curing compounds may be used.
15 Concrete fill thickness shown on the framing plans are minimum thicknesses. No allowances have been shown for additional concrete fill
required to compensate for frame, deck, or formwork deflections to maintain surface tolerances specified.
16 Non-shrink grout, 7000 psi: Euclid Chemical Company's "EUCO-NS",

PLANTING NOTES:
GENERAL NOTES:
1. TREE SYMBOLS SHOWN ON PLAN SHALL BE CONSIDERED DIAGRAMMATIC.
ALL APPLICABLE CITY SPECIFICATIONS AND STANDARDS SHALL BE
ADHERED TO AND REVIEWED PRIOR TO PLANTING.
2. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE CONTINUOUS
PROTECTION OF ALL PLANT MATERIALS ON-SITE UNTIL TURNOVER.
3. THE PLACEMENT OF ALL TREES, SHRUBS, GROUNDCOVERS AND VINES
SHALL BE REVIEWED BY THE LANDSCAPE ARCHITECT PRIOR TO
PLANTING. ANY TREE OR SHRUB THAT IS PLANTED WITHOUT PRIOR
REVIEW IS SUBJECT TO REMOVAL AND RELOCATION IF DEEMED
NECESSARY. ALL PLANT MATERIAL SHALL BE SUBJECT TO INSPECTION
AND APPROVAL BY LANDSCAPE ARCHITECT.
4. ALL WORK SHALL CONFORM TO APPLICABLE LOCAL CODES.
5. ALL PLANT LOCATIONS ARE DIAGRAMMATIC. ACTUAL LOCATIONS SHALL
BE VERIFIED WITH THE ENGINEER PRIOR TO PLANTING.
6. ALL PLANT MATERIAL WITHIN A SPECIES SHALL HAVE SIMILAR SIZE AND
SHALL BE OF A FORM TYPICAL OF THE SPECIES. ANY PLANT DEEMED
UNACCEPTABLE BY THE ENGINEER SHALL BE IMMEDIATELY REMOVED
FROM THE SITE AND SHALL BE REPLACED WITH AN ACCEPTABLE PLANT
OF LIKE TYPE AND SIZE AT THE CONTRACTOR'S EXPENSE. ANY MATERIAL
APPEARING TO BE UNHEALTHY, EVEN IF DETERMINED TO STILL BE ALIVE,
SHALL NOT BE ACCEPTED. THE ENGINEER SHALL BE SOLE JUDGE AS THE
ACCEPTABILITY OF PLANT MATERIAL.
7. FINISH GRADES SHALL BE INSTALLED 2" BELOW HARDSCAPE, CURBS AND
UTILITY BOXES.
8. PLANT QUANTITIES SHOWN ON LEGENDS ARE FOR GENERAL
INFORMATION. SHOULD ANY DISCREPANCIES BETWEEN THE LEGEND
AND SHEET QUANTITIES OCCUR, THE HIGHER NUMBER SHALL
SUPERSEDE.
9. CONTRACTOR SHALL LAYOUT ALL PLANTS IN THEIR ORIGINAL
CONTAINERS ON SITE FOR APPROVAL OF ENGINEER. PLANT PITS MAY
ONLY BE DUG AFTER APPROVAL OF PLANT LOCATIONS BY THE ENGINEER.
REFER TO SPECIFICATIONS FOR ADDITIONAL INFORMATION.
10. ALL SHRUBS OF ANY SPECIES SHALL ALL BE PURCHASED FROM ONE
NURSERY TO AVOID DIFFERING VARIETY MIXES.
11. ALL SHRUBS AND/OR SUCCULENT PLANTS SHALL BE PLANTED NO
CLOSER THAN 24" TO THE BACK OF CURBS.
12. THE ROTOTILLING AND SOIL PREPARATION SHALL NOT BE PERFORMED
WITHIN 5 FEET OF TRUNKS ON NEWPORT BOULEVARD. AREAS TO BE
PROTECTED SHALL BE CLEARLY MARKED IN GYPSUM FOR THE APPROVAL
OF THE ENGINEER PRIOR TO ROTOTILLING OPERATIONS. ALL ROOTS ONE
INCH IN DIAMETER AND LARGER SHALL BE CLEANLY CUT.
13. ALL PLANT PITS SHALL BE HAND-DUG WITHIN ROOT ZONES SPECIFIED
ABOVE, AND IN ALL AREAS WHERE ROOT GROWTH IS PREVALENT PER
THE ENGINEER. REFER TO SPECIFICATIONS FOR OPERATIONS NEAR
EXISTING TREE ROOT ZONES.
14. ALL EXISTING TREES SHALL BE PROTECTED IN PLACE UNLESS MARKED
FOR REMOVAL ON PLAN. ANY DAMAGE TO EXISTING TREES MAY REQUIRE
REPLACEMENT IN SIMILAR SIZE AND TYPE AS DETERMINED BY THE
ENGINEER.
15. ALL UTILITIES SHOWN ARE SCHEMATIC. CONTRACTOR SHALL CONTACT
UNDERGROUND ALERT TO LOCATE ALL EXISTING UTILITY LINES.
MULCH NOTE:
1. INSTALL AGUINAGA GREEN 'FOREST FLOOR' 0-2" OR APPROVED EQUAL IN
ALL LANDSCAPE AREAS AND ON SLOPES. INSTALL TO A 2" THICKNESS.
CONTINUOUSLY MAINTAIN AND REPLACE AS NECESSARY UNTIL
ACCEPTANCE. PH: 1 (877) OC - MULCH
ROOT BARRIER NOTE:
1. ALL TREES PLANTED WITHIN 5'-0" OF HARDSCAPE AREAS (I.E., WALLS,
SIDEWALKS, BUILDINGS, STRUCTURES, ETC.) SHALL BE PLANTED WITH
ROOT BARRIERS. BARRIER SHALL EXTEND A MINIMUM OF 5'-0" ON EACH
SIDE OF TRUNK. PROVIDE 18" DEEP ROOT BARRIER ADJACENT TO
PAVING. PROVIDE 24" DEEP ROOT BARRIER ADJACENT TO CURB. SEE
PLANTING DETAIL SHEET FOR ROOT BARRIER DETAIL.
PLANT INSTALLATION:
1. ALL PLANTS SHALL BE VERIFIED BY LANDSCAPE ARCHITECT BY ON-SITE
INSPECTION OR THROUGH PHOTOGRAPHS FROM NURSERY PRIOR TO
PLANTING. PLANTS MAY BE SUBJECT TO REPLACEMENT BY THE
DISCRETION OF THE LANDSCAPE ARCHITECT.
2. PRIOR TO PLANTING, PLANTS SHALL BE LOCATED ABOVE GRADE ON SITE
IN THEIR CONTAINERS IN THE LOCATION OF FINAL PLANTING PER THE
APPROVED PLANTING PLAN.
3. THE LANDSCAPE ARCHITECT SHALL BE NOTIFIED WITHIN 48 HOURS TO
