The new pedestrian/bicycle bridge and larger parking lot have improved pedestrian and
cyclist access and safety for visitors to both Sunset Ridge and Sunset View Parks.
The contracted work has been completed to the satisfaction of the Public Works
Department. A summary of the construction cost is as follows:
Original Bid Amount:
$
10,518,759.00
Actual Cost of Bid Items Constructed:
$
10,473,726.01
Total Change Orders:
$
957,702.93
Final Contract Cost:
$
11,431,428.94
The final total contract amount was $11,431,428.94, which was approximately 8.7%
higher than the original bid amount. This cost increase was primarily due to unforeseen
poor soil conditions, which required modifications to the retaining wall design and a
significant amount of additional earthwork and foundation work. Several other smaller
change order items were related to excessive groundwater seepage and unforeseen
existing underground utilities.
A summary of the project schedule milestones is as follows:
Estimated Start of Construction per Annual Baseline Schedule
February 27, 2023
Actual Start of Construction Per Notice to Proceed
January 23, 2023
Estimated Completion per Annual Baseline Schedule
November 30, 2024
Substantial Completion Date Inclusive of Extra Work

The contract time was extended to account for the additional time needed to complete
change order work. In addition, there was a total of 25 inclement weather days, which
delayed the project completion date.
