The development of a 201,499-sq-ft 275-room family inn hotel. The Project will require the following
discretionary approvals:
Certification of the Bayside Family Resort Hotel EIR - to address reasonably foreseeable
environmental impacts resulting from the legislative and project specific discretionary approvals:
Planned Community Development Plan - to establish land uses and development standards for the
project site.
Major Site Development Review - for the development of the proposed hotel, recreational areas and
amenities, associated surface parking lots, and the installation of additional landscaping and lighting in
accordance with the adopted Planned Community and Zoning Code development standards;
Conditional Use Permit - to ensure site compatibility and allow for ongoing regulation of hotel
operations and ancillary facilities (City of Newport Beach);
Traffic Study - to analyze the projected increase in vehicle trips resulting from the proposed project
pursuant to the City’s Traffic Phasing Ordinance; and
Approval in Concept and Amendment to the Coastal Development Permit (CDP) No. 5-83-962
(California Coastal Commission).

- The building is in an area mapped as being subject to potential
seismic induced liquefaction; foundation designs should conform to
the requirements of City Building Policy CBC 1803.5.11-12.
- Where the bottom of excavations is at or below historical ground
water level, submit a dewatering plan and computations by a
registered geotechnical engineer.
- Construction documents shall demonstrate compliance with the
building height and area limitations of California Building Code
(CBC) Section 506.2.4.
- Construction documents shall demonstrate compliance with
accessibility requirements of CBC Chapter 11B for both interior and
exterior improvements.
