In accordance with Council action on December 26, 1961,

the Planning Commission reviewed the following annexa-
tions:
From the Newport boundary City Line at 21st Street,
south to the Costa Mesa City boundary line between
20th Street and 21st Street and from the Newport
City boundary line at Irvine Avenue west to the most
easterly side of Tustin Avenue.
From the Newport boundary City Line at 21st Street,
south to the Costa Mesa City boundary line between
20th Street and 21st Street and from the Newport
City boundary line at Irvine Avenue west to the
westerly side of Bonaire Way.
The Moden Annexation (also known as Annexation No. 49

Chairman Clemence asked Commissioners Clark, O'Brien and
Rudd, who had previously made a physical inspection of
the area, to work with the Planning Staff and the
Public Works Department to draft a report.

In accordance with Council action on December 26, 1961,
the Planning Commission reviewed the Master Land Use
Plan as related to the East Bluff and approved a Land
Use Map showing the area as delineated on an Irvine

REFERRALS
The Commission considered Use Variance No. 4879 filed by
the Newporter Hotel Corporation on property located on
the northwesterly side of Jamboree Road approximately
330 feet north of Bayside Drive, north of Newport Beach,
requesting (1) the enlargement of the premises of an
existing hotel and restaurant, (2) the construction of a
4 suite addition thereto and (3) the establishment of
a pitch - and - putt golf course In connection therewith
in the Al General Agricultural District and recommended
approval, subject to the following conditions:
1. Fire hydrants to be placed in accordance with

2. Some method to be devised to assure at a later
date, when Jamboree Road is improved, that
curbs, gutters and sidewalks be installed.
3. Signs to be in accordance with City of Newport
Beach Sign Ordinance.
Since annexation to the City of Newport Beach is

imminent, the Commission strongly recommends that these
recommendations be given consideration.
The Commission considered the following Use Variances,
Use Variance No. 4899 filed by the Irvine Co.,
requesting establishment of an electronics plant
in the-A-1 General Agricultural District.
Use Variance No. 4901 filed by Lois Wilson request-
ing construction of a single- family dwelling with
attached garage in addition to an existing single -
family dwelling on the premises in the Al General
Agricultural District.
Use Variance--No. 4903 filed by Braeburn Construction
Co., requesting the establishment of a 32 unit apart-
ment development in the Al General Agricultural
District.
Use Variance No. 4905 filed by Herbert N. Kirk re-
questing the establishment of a 37 unit apartment
development in the Al General Agricultural District.
