The Yewport Beach Cfty Planning Commission held a regular meeting, Thurs-
day, January 16, 1947, in the 8ouncil Chamber, City Hall, Newport Beach,
with Commissioner Longmoor as Chairman - pro -tem, presiding, in the absence
' of Chairman Allen.
Commissioners present; Copelir, Ellerbroek, Johnson, Longmoor, and Pleger ROLL CALL
Commissioners absent: Allen, B:,ltz, a'd White.

eived too late for filing for public hearing for this meeting. Commiss-
ioner Johnson made the motion, seconded by Commissioner Pleger that the .
matter be set for hearing, February 20, 1947, and that the Chairman app-
oint a committee to check on the property. The committee appointed was
Commissioners Copelin, and Rudd, and Mr. Nelson.
Also read by Secretary Ellerbroek was a letter from Logan Hendrickson, and
Donald H. Mekeel for a Self- Service Laundry on Agate Street, Balboa Island.
Commissioner Johnson suggested, and later made the motion, seconded by Com-
missioner Copelin, that the matter be referred to City Attorney Roland
Thompson for interpretation and recommendation. Motion carried. (Mr. Thomp-
sonts interpretation was that the Commission be advised that no other in-
terpretation can be given than that which appears in the ordinance, "a
laundry is a laundry, whether it be self- service or regular commercial, and
is not pe mitted in a C -1 zone, which is the zoning for the property in quest-
ion").
Public hearing upon the matter of the application of Ted Oliver £or a PUBLIC HEARINGS
50% setback variance for Lot 5, Block L. Seashore Colony Tract, was heard,
' same having been properly filed and adve-- tised. The committee of Commiss-
ioners Rudd and Johnson, and Mr. Nelson, reported that they had attempted
to check this property, but due to the lack of any established stakes and
or lot lines, were unable to reach any conclusions. Commissioner Rudd made
the motion, seconded by Commissioner Ellerbroek, that the matter be tabled
to the next meeting, and that the Secretary be instructed to write to Mr.
Oliver, requesting a Surveyor's map, showing lot lines of Lot 5, and 6, and
the locatio of the existing house on Lot 6. Motion carried. Chairman Long -
moor appointed a committee of Rudd, Johnson, and Nelson to submit a'report
at the next meeting. NEW BUSINESS
Mrs. H. S. McGregor, present, requested permission to build a bay window
to extend out 2 feet on his residence now under construction on Lot 4,
Blcek 1C, Tract 626, Balboa, or 1400 Bay Avenue. Commissioner Copelin and
Nelson were appointed to check the property and Mr. McGregor advised to
make formal application for a hearing.
C. P. Ripling, 167 Garnet Avenue, Balboa Island, requested 50% setback var-
iance, End was advised to make formal application.
Harvey Summers and Grant K. Phillips, adjacent property owners on the penin-
sula, requested interpretation and decision on the property line for the
corner of J Street.: Mr. Phillips was advised to make .formal application
for.public hearing.
Master Plan committee report was made by Commissioner Longmoor on the OLD BUSINESS
matter of street numbering for Coast Highway, recommending that the City
Council consider a revision of the present scheme, which is confusing, and
that the spot, known as the Arches, and as a land mark, be the dividing

westward City limits, and the numbers east of the Arches to graduate
eastward to the eastward City limits, and further that the system be
worked out by the City engineering Department. '
Tract 1136 recently annexed to the City was brought up in regards to
zoning and Commissioner Copelin made the motion, seconded by Commission-
er Pleger, requesting advise from the City Council as to the zoning Est-
ablished at the time this tract was annexed. Motion carried.
AWOTJRftM.VNT In view of three applicationspending for public hearing, a decision for
a Special Meeting for February 6, 191,7, was reached with Commissioner
Copelin making the motion, seconded by Commissioner Rudd, for adjourn-
ment to February 6, 1947. Motion carried, and so ordered.
