That the resubdivision be submitted to the City Council for approval. 2. That all improvements be constructed as required by ordinance and the Public Works Department. 3. That a parcel map be filed. 4. That a satisfactory master plan of utilities be prepared and approved before recordation of the subdivision. 5. That satisfactory surety be posted and an agreement be executed to guarantee completion of public improvements, and that a standard inspection fee be paid prior to construction of improvements. 6. That a separate bond and agreement be posted for the improvements on Placentia Avenue as Parcel 2. is intend- ed to be developed in the near future, • and that the improvements on Placentia Avenue be extended to the Superior intersection as part of the first phase construction. 7. That all grading be in accordance with a grading plan and report approved by the Public Works Director and a qualified Soils Engineer. Upon com- pletion of the grading, the Soils Engineer shall certify that the grading has been completed according to the plan and the Grading Ordinance. A reproducible copy of the grading plan on a standard size sheet shall be furnished to the Public Works Depart- ment. 8. That all.improvement plans be: prepared on standard size sheets by.a licensed c.i vi 1 e.n.g weer.... . 9. That the requirement for a frontage road along Superior Avenue be waived provided a satisfactory access arrange - ment is developed and approved. (19.20.050) 10. That access rights to Superior Avenue be dedicated except where permitted on an approved site plan. 12. That any construction affecting the existing storm drain be as approved by the Public Works Department. 13. That the portion of Parcel 1 south - westerly of the City limits be deleted and the resubdivision revised accord- ingly. 14. That water and sewer service be pro- vided by the City, and that the existing City water and sewer lines be extended to accomplish this. Lusk, Vice President of Eastbluff- Newport, Inc., for detached garages on the front one -half of 31 lots in Tract 6225 in accordance with Section 20.08.160 which permit the Commission to approve the location of accessory buildings on the front one -half of lots without a variance in ° -B" Districts, Motion x was approved. A request dated January 13, 1967 signed by John Macnab, agent for Macco Realty Company, requesting extension.of.Use Permit No. 916 which permits off -site signs at 111 Dover Drive and 1970 West Coast Highway was approved Motion x for a period of six months, subject to the Second x signs being repaired.
