That the side yard setbacks from the 5' pedestrian All Ayes walkway and public utility easements between Neptune and River Avenues at the ends of 48th, 49th, 50th, 52nd, and 53rd Streets be 3' from .the easement (5§' from the property line); 2. That Seashore Drive become the front of lots 60 - 104 (inclusive) in Tract 3813 and lots 1 - 83 (inclusive) is Tract 4400; • 3. That the rear of lots from from lot 60 - 103 (inclusive) abut Neptune Avenue; 4. That a 5' front yard setback be established on lots 60 - 104 (inclusive) (of Tract 3813), and lots 1 - 83 (inclusive) on Seashore Drive (of Tract 4400); 5. That lot 104 (of Tract 3813) and lots 1 and 2 (of Tract 4400), be rezoned from Unclassified and R -2 to an R -3 District; 6. That lots 1 - 103 (inclusive) in Tract 3813 and that lots 3 - 83 (inclusive) in Tract 4400 be rezoned from an Unclassified District to an R -2 District; 7. That vehicular access be prohibited to lots 60 - 104 (inclusive) in Tract 3813 from Seashore Drive; 8. That vehicular access be from allays only in the rear of all lots between 33rd and 46th Streets, encompassing lots 1 - 59 (inclusive) in Tract 3813; • 9. That curbs, gutters and pavement be installed in accordance with specifications of the Director of Public Works on property located adjacent to State Highway 101; 11. That vehicular access be prohibited to State Highway 101 -A from lots l thru 83 in Tract 4400 by methods satisfactory to the City Attorney; 12. That requirements of Subdivisioa.0idinance for ' street trees and underground lighting system and ornamental light>st4ndards be waived;. 13. That transitions be provided on lots 8 and 22 not to exceed 6' in width. That a transition be provided over the southerly side of lots 14 and 15 and that a transition be provided on southerly side of Lot 1 not to exceed 150' in length; transitions to be located so that minimum right of way will not be less than 40'.
