FINAL MAPS
Tract 5798
The final map of Tract 5798, being a proposed subdivi-
sion of a Portion of Blocks 52 and 56, Irvine's Subdivi-
sion consisting of 15.84 acres divided into 106 lots
of a Planned Residential Development located in the
Eastbluff area, was recommended to the City Council for
approval, subject to the following conditions:

1. That all improvements be constructed as re-

quired by Ordinance and the Public Works
Department.
2. That Section 9253.21 of the Subdivision
Ordinance regarding map scale be waived pro-
vided maps drawn accurately to a scale of
1" . 100' are furnished the Public Works
Department.

3. That Section 9254.36 of the Subdivision
Ordinance requiring that lots abut on a
street be waived in accordance with the pro-
visions of Section 9256.12 provided adequate
access is furnished.
4. That Section 9254.31 of the Subdivision
Ordinance regarding size and shape of lots
be waived in accordance with the provisions
of Section 9256.12.
5. That the requirement for a perimeter of
public streets be waived in accordance with
the provisions of Section 9108.5 of the
P.R.D. Ordinance.
6.' That all grading be in accordance with a
grading plan and report approved by the
Public Works Director and a qualified
Soils Engineer. Upon completion of the
grading the Soils Engineer shall certify
that the grading has been completed accord-
ing to the plan and will not endanger any
property. A reproducible copy of the
grading plan on a standard size sheet shall

be furnished to the Public Works Department.

7. That access rights to Vista del Sol and to
Eastbluff Drive be waived both on the final
map and by separate document.
8.. That the design of the proposed private
streets be approved by the Public Works
Department.
9. That alleys with depressed crown section be
provided with concrete alley gutters where
grades are flat. Location to be detailed
on improvement plans.
10. That sidewalks be provided around the outer
perimeter of Vista Huerta and on both sides
of Hacienda and Hidalgo.
11. That construction of the proposed private
streets be inspected by the Public Works
Department and that a standard inspection
fee be paid; or, that construction be in-
spected and certified by the Developer's
engineer.

12. That street tree planting be in accordance
with the specifications of the Parks,
Beaches & Recreation Department.
