The tentative map of Tract 5877, being a proposed sub-

division of a Portion of Blocks 52 and 56, Irvine's
Subdivision, consisting of 15.53 acres divided into
95 residential lots and 1 green area lot of a Planned
Residential Development in the Eastbluff area was
recommended to the City Council for approval, subject
to the following conditions:

checked by the County Surveyor before being
submitted to the City for approval.

3. That Section 9253.21 of the Subdivision
Ordinance regarding map scale be waived
provided maps drawn accurately to a scale

Department.
4. That Section 9254.36 of the Subdivision
Ordinance requiring that lots abut on a
street be waived in accordance with the
provisions of Section 9256.12 provided
adequate access is furnished.
5. That Section 9254.31 of the Subdivision
Ordinance regarding size and shape of lots
be waived in accordance with the provisions
of Section 9256.12.
6. That the requirement for a perimeter of
public streets be waived in accordance with
the provisions of Section 9108.5 of the P.R.D.
Ordinance.
7. That all grading be in accordance with a
grading plan and report approved by the
Public Works Director and a qualified

Soils Engineer. Upon completion of the
grading, the Soils Engineer shall certify
that the grading has been completed accord-
ing to the plan and will not endanger any

property. A reproducible copy of the grading
plan on a standard size sheet shall be fur-
nished to the Public Works. Department.
B. That the design of the proposed private
streets be approved by the Public Works
Department.
9. That construction of the proposed private
streets be inspected by the Public Works
Department and that a standard inspection
fee be paid; or, that construction be in-
spected and certified by the developer's
engineer.
10. That parkway trees be installed on all
public streets in accordance with Parks,
Beaches & Recreation Department specifications.
11. That an additional fire hydrant be provided
on Mar Vista Drive.

The Commission considered a request dated February 24,

the contractor bond said work of improvement, in
connection with construction of the convalescent hospi-
tal.

which is hereby incorporated by reference and made a
part hereof as though set forth in full.
Based on the adoption of a new ordinance relating to
building heights, the City Attorney informed the Commis-
sion that the appeal is terminated and no longer valid.

of Superior Avenue and on the southwesterly side of
Placentia Avenue in the northwest Newport Beach area
and instructed the Planning Director to address a
letter to Orange County Planning Commission stating that
we have no objection to the proposed rezoning.
