That all improvements be constructed as All Ayes required by ordinance and the Public Works Department. 2. That the boundary of the final tract map be checked by the County Surveyor before being submitted to the City for approval. is 3. That Section 9253.21 of the Subdivision Ordinance regarding map scale be waived provided maps drawn accurately to a scale of 1" - 100' are furnished the Public Works Department. 4. That Section 9254.36 of the Subdivision Ordinance requiring that lots abut on a street be waived in accordance with the provisions of Section 9256.12 provided adequate access is furnished. 5. That Section 9254.31 of the Subdivision Ordinance regarding size and shape of lots be waived in accordance with the provisions of Section 9256.12. 6. That the requirement for a perimeter of public streets be waived in accordance with the provisions of Section 9108.5 of the P.R.D. Ordinance. 7. That all grading be in accordance with a grading plan and report approved by the Public Works Director and a qualified . Soils Engineer. Upon completion of the grading, the Soils Engineer shall certify that the grading has been completed accord- ing to the plan and will not endanger any Page 1. That the design of the proposed private streets be approved by the Public Works Department. 9. That construction of the proposed private streets be inspected by the Public Works Department and that a standard inspection fee be paid; or, that construction be in- spected and certified by the developer's engineer. 10. That parkway trees be installed on all public streets in accordance with Parks, Beaches & Recreation Department specifications. 11. That an additional fire hydrant be provided on Mar Vista Drive. The Commission considered a request dated February 24, 1965 signed by Harry I.Schumacher of John B. Kilroy Co., for permission to issue a contract for street improve- • ment work on Flagship,Road, Newport Beach and to have the contractor bond said work of improvement, in connection with construction of the convalescent hospi- tal. The Commission approved the request with the require- Motion x ment that it be a 90 day bond and agreement, with the Second approval of the Public Works Department. All Ayes 2. The Commission considered a request dated February 24, 1965 from the Newporter Inn for an extension of Use Permit No. 926 which permits directional signs at the following locations, and approved subject request Motion for a,period of one year: Second x All Ayes Pacific Coast Hwy., approximately 1/4 mile west of Jamboree Rd. The Commission continued consideration of a letter • dated February 12, 1965 from the Law Offices of Kindel and Anderson, attorneys for Robert R. and Jean W. Sprague, regarding proposed multiple apartment building at 205 Carnation Avenue, Corona del Mar, California, Page 5. Based on the adoption of a new ordinance relating to building heights, the City Attorney informed the Commis- sion that the appeal is terminated and no longer valid. The Commission considered a requested change of zone from R-4 to R -3 on property located on the easterly side of Superior Avenue and on the southwesterly side of Placentia Avenue in the northwest Newport Beach area and instructed the Planning Director to address a letter to Orange County Planning Commission stating that we have no objection to the proposed rezoning. The Commission considered Use Variance No. 5509 which requests permission to construct a medical center on the southwesterly side of Placentia Avenue approximately 400 feet southeasterly of Superior Avenue, in the north Newport Beach area and instructed the Planning Director to address a letter to Orange County Planning Commission • stating that we have no objection.
