cation of nonconforming uses.

to R -1 and R -1.5, agreed that an amended R -2 zone
has some merit and that oceanfront property should
not be required to have open space.

the Planning Commission in favor of the down-zoning
•
and adoption of the amendment as proposed.
Irma Wurt, 406 E.Oceanfront, appeared before the

down- zoning was unfair. He also commented on the
problem of parking and visitors to Newport Beach.
Jean Morris, 301 Cerritos, appeared before the
Planning Commission and commented on nine citizens'
meetings held in October, November and December,
1972 and quoted from the results of the studies
which indicated the citizens' desire for a reduc-
tion of the potential population growth, a strong
concern to preserve the community character and
•
limit the size of residential buildings; therefore,
the professional planning staff's report should be
heeded since it was based on citizen input.
