Due to the absence of Chairman Curtis the meet-
ing was conducted by-First Vice Chairman Clark.
MINUTES
The minutes of the special meeting March 4,
1968 and adjourned meeting March 7,.1968 were
approved.on motion of Commissioner Clemente,
•
seconded by Commissioner Jakosky, and carried.

MAPS
The Commission considered the revised tentativ
map of Tract 6152 being a proposed subdivision
of a portion of Blocks 96 and 97, Irvine's
TRACT 6152

6. That all grading be done in accord-
ance with a grading plan and report
approved by the Public Works Director
and a qualified Soils Engineer.. Upon
completion of the grading,.the Civil
Engineer.and the Soils Engineer shall
certify that the grading has been com-
pleted in accordance with the plan and
with the Grading Ordinance. A repro-
ducible mylar or film copy of the
grading plan on a standard size sheet
shall be furnished to the Public Works
Department.
7. That the 18 inch Zone III water supply
line be constructed by the developer .
to the easterly tract boundary in.
Buck Gully Drive, and that the loca-
tion be entirely within street rights
of way.
8. That access rights to Marguerite Avenue
•
and to San Joaquin Hills Road be dedi-
cated to the City.
9. That the Subdivision Ordinance require -
ment for 7% maximum street grades be
waived to permit maximum grades of
10% and 14% where shown on the tenta-
tive map. These steeper grades exist
only for very short lengths on vertical
curves; and the overall design, with
flatter grades at the intersections,
is such that the steeper sections will
be satisfactory from a traffic opera-
tions standpoint.
10. That the Subdivision Ordinance require-
ment for local street widths of a 40
foot paved section'with a 60 foot.right
of way be waived for the local non -
collector streets, and a width of 36 .
feet,paved on 56 feet of right-of way
be approved where shown on the tenta-
tive.map.
11. That the existing 66 KV Edison lines.

14. That storage capacity rights in San
Joaquin Reservoir of one maximum day's
water demand.be deeded to the City.
15. That the tract entrance shown on the
applicant's plans as Seafoam to
Marguerite be relocated to show the
street now labelled Tiller.Way extend -
ing directly westerly-to intersect
Marguerite, thereby eliminating a
hazardous and poorly designed inter-

section. (Note: This change suggests
a revised street name.for Tiller Way
for its east -west length:)
TRACT 6565
The Commis.sion considered the tentative map of
Tract 6565 being a proposed subdivision within

150.61 acres divided.into 543 residential lots
and 11 green area lots located easterly of
MacArthur Boulevard and southerly of Ford Road,
as extended, in unincorporated territory and

pletion of the grading, the Soils
Engineer shall certify that the grad-
ing has been completed according to the
plan and the Grading Ordinance: A:.re-
producible copy of the grading plan on
a standard size sheet shall be fur -,
nished to the Public Works Department:
5. That the water system be connected in
two locations to_the City's 24" Zone II
water line.
6. That storage capacity rights in San
Joaquin Reservoir of one maximum day's
water demand be deeded to the City.
7. That public utility easements be a
•
minimum of 10 ft. wide.
8. That vehicular access rights to Ford
Road and to future Mac Arthur Boulevard
be dedicated to the City.
9. That the Irvine Company agree to
accept all surface runoff from the
storm drains.
10. That an improved width of 36 feet and
right of way width of 56 feet be
approved for the interior local streets
(except for the collector street) in
lieu of the 40 foot paved width and
60 foot right of way width required
by Section 19.20:040:
11. That the sewer pump station be designed
as a permanent facility unless a
written agreement is provided guaran-
teeing at.no cost to the'City either
the availability of a gravity sewering
system or the construction of a perman-
ent facility at an agreed:upon maximum
period of time after initial develop -
ment.
12. That a satisfactory means of access to
existing Mac Arthur Boulevard be pro-
vided, subject to approval by.the

Public Works Department; and that there
be no present or future obligation of
the City for any.temporary facilities
needed. If the connection to Mac Arthur,
Boulevard is located other than at the
existing signalized intersection, the
developer shall finance and construct
a new traffic signal.
This condition is made necessary by
the fact that the alignment shown for
Ford Road is located southerly of the
existing alignment westerly of Mac Arthur
Boulevard.

Mr. Charles Kirchner, the representative of
the applicant for Variance No. 932'heard
earlier on the agenda, addressed the Commis-
sion for a clarification of Condition No. 3
that was imposed upon the granting of the
variance.
Commissioner Jakosky made a motion to reopen
the hearing. The motion failed to carry on a
3 - 3 vote. .
It was pointed out that this was a public
hearing and any interested parties were no
longer present. A motion to reconsider pre-
sented to the Commission failed to carry.
