FINAL MAPS
Tract 5854
The final map of Tract 5854, being a proposed subdivision
of a Portion of Lot 169, Block 2, Irvine's Subdivision,
consisting of 3.244 acres divided into 12 R -3 lots
located south of Flagship Road at the extension of
Hilaria Way, was recommended to the City Council for
approval, subject to the following conditions:

1. That all improvements be constructed as re-

quired by ordinance and the Public Works
Department.
2. That electric and telephone utilities be in-
stalled underground. (Section 9255.28(a).)
3. That Section 9253.21 of the Subdivision Ordi-
nance regarding scale of the final map be
waived provided a map drawn accurately to a
scale of l" a 100' is furnished the Public
Works Department.
4. That the design section of Hilaria Way be 40'
curb to.curb on 56' right -of -way in accordance
with the widths approved in Tracts 4692 and
5783. (Section 9254.14.)
5. That the design of the offsite sewer and the
offsite storm drain be satisfactory to the
Public Works Department.
6. That the offsite sewer easement be 10' wide.
7. That the storm drain easement southeasterly
from Hilaria Way be all on one lot and 10'
wide unless otherwise approved by the Public
Works Department.
8. That all grading be in accordance with a
grading plan approved by the Public Works
Department and a qualified Soils Engineer.
Upon completion of the grading, the Soils
Engineer shall certify that the grading has

been completed according to the plan and
will not endanger any property. A repro-
ducible copy of the grading plan on a
standard size sheet shall be furnished to
the Public Works Department.

9. That a letter from adjacent property owners
agreeing to the proposed grading be filed with
the City.
10. That all requirements of the Parks, Beaches
& Recreation Department be complied with.
