That all grading be in accordance with a grading plan and report approved by the Public Works Director and a qualified Soils Engineer. Upon com- pletion of the grading the Soils Engineer shall certify,that the grad -. ing has been completed according,to the plan and the grading ordinance. A reproducible copy of the grading plan on a standard size sheet shall • be furnished to the Public Works Department. 7. That all improvement plans be pre- pared on standard size sheets by .a licensed civil engineer. 8. That access rights from Lots 1 and 4 to the perimeter arterial highways be dedicated to the City,except for one drive to be located on Ford Road approximately 1,000.feet- easterly of Jamboree Road. Access to Lots 2 and 3 will be determined when they.are developed; 9. That utility easements be at least: 15 feet wide. 10. That the final design of the streets and the water and sewer systems be as approved by the Public Works Department; 11,. This condition -which reads as follows was deleted by the Planning Commission pending further study: "That the.16 inch water line in Jamboree Road be constructed as a part of the first phase improvements. The Planning Commission shall reserve the right without necessity of.further hearing to make minor modification of any.of the foregoing conditions, if such modifications will achieve sub- stantially the same results and will in no way be detrimental to adjacent properties and improvements than will the strict compliance with said condi- tions.
