A,special meeting of the NEWPORT BEACH CITY PLAN_
'NING COMMISSION was called by the Chairman on April 7th, 1941
at 1:.30 A.M. in the Council Chambers, City Hall, Newport
Beach, California.
Commissioners present: hall ,Allen,Seager,Johnson,Nelson ROLL CALL
Patterson
Commissioners absent: Hopkins, Findlay, Estus.
The meeting was called to order by the Chairman who explained
that it had been called to look over the plans of the proposed
Balboa Yacht Club and to discuss:the question of a variance,
Informally.
Com. Seager advised that a request had been re-
ceived from the Balboa Yacht Club for an 87J% front yard set -:
back variance from the required 20' and a conditional permit
having to do with that certain plot of ground lying southeast
approximately 125' between Bulkhead Station #104 and Bayside
Drive, The Secretary advised he had talked with Commodore
Riesen and Secretary Boyd of the Yacht Club and suggested that
since the building would come within 2}' of the property line,
they build the two rooms in question on top of the kitchen.

tects, was asked what objection there would be to putting the R� CHITECT
two rooms on the second floor, He stated that due to the
width of the room, it would take heavier construction to span
it and would necessarily increase the cost.
Chairman Johnson brought up the question of wheth-
er the street was considered to be a street or an alley. Com.
Patterson advised that if Attorney Thompson's ruling in Cor-
ona Del Mar is to govern this property, it would permit the
building up to the property line. Attorney Thompson was call-
ed on the phone and he advised that the Yacht Club had a right
to .look upon the bay as the front of the lot.
Com. Patterson stated that he had no objection to.
the yacht club being erected on the site but that perhaps at '
the hearing there would be some legitimate objection to it.
All members of the commission present agreed that the location
was ideal.
Com. Seager moved that it be the unofficial sense.

Club on this site. The motion being seconded by Com. Patter
son, the Chairman called for a Roll Call vote..

Mr. Kemp then explained how the building could be changed to
comply with the ordinance by extending the wing into the pa
tio.and shortening it the other way, thus gaining an addition-
