All Ayes TENTATIVE MAPS The tentative map of Tract 3702 being a proposed sub- Tract 3702 division of a portion of Blocks 52 and 53 of Irvine's APPROVED Subdivision consisting of 232.61- acres divided into • 723 lots, located between Irvine Avenue and the Upper Bay and north of Westcliff Drive, was recommended to the City Council for approval, subject to the following Motion x conditions: Second Ayes x x xxx x 1. Parking strips within the cul -de -sac streets to Noes x be retained and maintained by the subdivider. 2. Connect entire sewer collection system to exist- ing lines which connect to the City of Newport Beach system. 3. All electrical and telephone utilities must be installed underground. 4. Provide adequate turn - around on Mariners Drive at easterly boundary of subdivision. 5. Continue Westcliff Drive southerly across flood control channel and thence westerly on an exten- sion of existing Westcliff Drive to an intersec- tion with Dover Drive. The intersection at Westcliff Drive and the flood control channel must be in accordance with specifications of the Director of Public Works. . 6. Provide a 40 ft. roadway on a 60 ft. right -of -way on the following streets. (a) Marian Lane from existing westerly sub - division to intersection at Highland Drive. Page 1. (d) "D" Street from Westcliff Drive to east side of Lot 669 and from "C" Street to "N" Street. The balance of "D" Street to be a 40 ft. roadway with a 52 ft. right -of -way. 7. Eliminate "X" Street between Irvine Avenue and Tradewinds Drive. Provide a new street through lots 482 and 475 -- centerline of new street should line up with Francisco Drive on the westerly side of Irvine Avenue. 8. Street tree planting to be installed in accordance with policies established by the Park, Beaches and Recreation Department. 9. Subdivision to be rezoned from an Unclassified to an R -1 -B District. • 10. In order to provide a non hazardous vehicular approach, a turn - around on all lots fronting on "Westcliff Drive" must be provided. Tract 3606 The tentative map of Tract 3606 being a proposed sub- division of a portion of Lot 164, Block 53, Irvine's Subdivision consisting of 3.8 acres divided into 13 R -3 lots, located between Bedford Land and Mariners Drive and westerly of Irvine Avenue, was recommended to the City Council for approval, subject to the following conditions: Motion Y. That a strip of land 30 feet in width lying westerly of and adjacent to Rutland Road be deeded to the City for street purposes and that said strip be improved with curb, sidewalk and plant -mixed pavement in conjunction with the improvements in the subject tract and that the • paved portion of the roadway be 40 feet in width. All Ayes ADDITIONAL BUSINESS 1. Referred to the Commission was a communication dated April 6, 1960 from Ronald K. Diggins, Richard W. Beamish and Herbert W. Kalmbach requesting that resubdivision applications No. 118 and 119 be considered at this meeting. The Commission explained to the applicants present that said resubdivision applications should not be approved until the City Council indicates whether the rezoning of subject property is in order. 2. A revised plot plan submitted in conjunction with resub- Motion x division application No. 96 filed by L. E. Liddle was Second x APPROVED approved. All Ayes 3. On motion of Commissioner Clemence, seconded by Commissioner Copelin, and carried', a public hearing was set for May 5, 1960 in order to consider amendments to Motion x Sections 9102.0 and 9102.1 of the Municipal Code Second x (Zoning Regulations).
