The Commission considered the tentative map
of Tract 6227 (revised use permit No. 1054(E)
being a proposed subdivision of .:Block 52,
Irvine's Subdivision (Lot 1, Tract 6226) con -
sisting of 6.29 acres divided into 53 lots
and 1 green area lot of a Planned Residential
Development located in the Eastbluff area and
recommended approval, subject to the follow -.,
ing conditions:

6. That the requirement for.a perimeter
of public streets be waived in accord-
ance with the provisions of.Section
9108.5 of the P.R.D. Ordinance.
7. That all grading be in, accordance with
a grading plan and report approved by
the Public.Works Director and a quali-
fied Soils Engineer. Upon completion
of the grading, the Soils Engineer shall
certify.that the:grading has been com-
pleted according to the. plan and will
not endanger any property. A repro-
ducible copy of the grading plan on a
standard size sheet shall be furnished
to the Public Works Department..
8. That the design of the proposed private
streets be approved by the Public Works
Department.

9. That construction,of.the proposed pri-
vate streets be in.spected by the Public
Works Department and that. a standard
inspection fee.be paid; or, that con-
struction be inspected and certified
by the developer's engineer.

The Commission considered a request from the
Balboa Island Improvement Assn. that the City
participate in a Master Plan Study for Balboa
Island and took the following action: "We

A request of Kenneth Sampson, Director of
Harbors and Beaches, that favorable considera-
tion be given to an extension of one year of

the conditions previously imposed by the
