Zimmerman Eugene Cich Helen Herrmann MAP AND REVISION OF USE PE IT NO. 1054(E) x x x x xx x The Commission considered the tentative map of Tract 6227 (revised use permit No. 1054(E) being a proposed subdivision of .:Block 52, Irvine's Subdivision (Lot 1, Tract 6226) con - sisting of 6.29 acres divided into 53 lots and 1 green area lot of a Planned Residential Development located in the Eastbluff area and recommended approval, subject to the follow -., ing conditions: Motion x Second x 1. That all improvements be constructed All Aye as required by ordinance and the Public Works Department. 2. That the boundary of the final tract map.be checked by the County. Surveyor before being submitted to the City for approval. 3. That Section 9253.21 of the Subdivision Ord_in.ance regarding.map scale be waived provided maps drawn accurately to a scale of 1" = 100' are furnished the Public Works Department. 4, That Section 9254.36 of the Subdivi- sion Ordinance requiring that lots abut on a street be waived in accord -: ante with the provisions of Section 9256.12 provided adequate access is • furnished, 5. That Section 9254.31 of the Subdivi -. Sion Ordinance regarding size and shape of lots.be waived in accordance, with the provisions of Section 9256.12. Pa a 1. That all grading be in, accordance with a grading plan and report approved by the Public.Works Director and a quali- fied Soils Engineer. Upon completion of the grading, the Soils Engineer shall certify.that the:grading has been com- pleted according to the. plan and will not endanger any property. A repro- ducible copy of the grading plan on a standard size sheet shall be furnished to the Public Works Department.. 8. That the design of the proposed private streets be approved by the Public Works Department. • 9. That construction,of.the proposed pri- vate streets be in.spected by the Public Works Department and that. a standard inspection fee.be paid; or, that con- struction be inspected and certified by the developer's engineer. AMENDMENTS Planning Commission Amendment No. 217 which A -217 proposes to amend Section 9105.9 of the Newport' HELD OVER Beach Municipal Code to provide a mapped street UNTIL 6/2 ordinance for the regulation of existing and future buildings within proposed street right of way was held over until June 2, 1966 at the Motion x request of the Assistant City Attorney. Second x All Ayes COMMUNICATIONS A request dated April 11, 1966, signed by 1. Larry D. Crandall, Vice President Five Crowns, requesting an extension of eighteen months of Use Permit No. 1078 which permits off - street parking on an R -1 lot contiguous to a commer- Motion x cial zone was extended for a period of one yea .Second All Ayes 2, A letter from the Assistant City Attorney re- garding suggested amendments to the recently recommended ordinance regarding real estate signs on residential properties was held over Motion x at his request until June 2, 1966. The Commission considered a request from the Balboa Island Improvement Assn. that the City participate in a Master Plan Study for Balboa Island and took the following action: "We Motion x agree in principle with the need for a Master Second x Plan with imagination and with particular All Ayes attention given to the concrete points below enumerated, with some methods provided for the practical implementation of these specifics: 1 Illegal use of garages; 2� fire protection; 3o traffic flow; 4. reduction of density; 5. guest and off - street parking; 6. parking in the commercial area ". 4o A request of Kenneth Sampson, Director of Harbors and Beaches, that favorable considera- tion be given to an extension of one year of Use Permit No. 1103, was approved subject to the conditions previously imposed by the Commission and City Council and subject to the additional condition that the contractor or applicant shall reimburse the City for the Motion x cost of an inspector to be provided by the Second x City.
