Commissioners Absent: Higbie, Copelin TENTATIVE MAPS Tract 5130 The Tentative Map of Tract 5130, being a subdivision of of a Portion of Block 94, Irvine °s Subdivision consist- ing of 7 acres divided into 23 residential lots (Irvine Terrace, unit Four) located south of Coast Highway 101 and east of Jamboree Road was recommended to the City Council for approval, subject to the following conditio 1. That all improvements be constructed as required Motion x by Ordinance and the Public Works Department. Second x All Ayes 2. That the boundary of the final tract map be checked by the County Surveyor before being submitted to the City for approval. 3. That the following Sections of the Subdivision Ordinance be waived: • A. (Section 9253.21) The final map may be drawn to a scale larger than 1" a 100' provided a map drawn accurately to a scale of 1" = 100' is furnished to the Public Works Department. B. (Section 9254.14) Minimum street right of wa and pavement widths be reduced as shown on the tentative map. C. (Section 9254.4) Walkway requirements for north side of Bonnie Doone Terrace. 4. That all grading be in accordance with the Grading Ordinance of the City of Newport Beach. 5. That a sidewalk be constructed adjacent to curb along Jamboree Road. 6. That a curb, gutter and sidewalk be constructed adjacent to Lot 1 along Coast Highway 101, with a continuation of sidewalk adjacent to Lot 1 to Bonnie Doone Terrace. 7. That a walkway be permitted to Jamboree Road • between Lots 4 and 5. i 8. That the subdivider investigate capacity of existing storm drain in Bayside Drive. 10. That landscaping be in accordance with the recommendations of the Parks, Beaches and Recreation Department. 11. That it be rezoned from an Unclassified to an R -1 District. FINAL MAPS Tract 4981 The Final Map of Tract 4981, being a subdivision of Motion x a Portion of Lots 158 and 159, Block 53, Irvine's Second x Subdivision consisting of 6.98 acres divided into 21 All Ayes residential lots located in the West Upper Bay area was recommended to the City Council for approval, subject to the following conditions: 1. That all improvements be constructed as required by Ordinance and the Public Works Department. 2. That the following Sections of the Subdivision • Ordinance be waived A. (Section 9253.21) Waive requirement that final.tract map be drawn to a scale of V = 100'. B. (Section 9254.13D) Waive 20 -foot minimum property line radius requirement at street intersections. Standard property line radius in this area is 15 feet. C. (Section 9254.1'4) Waive 60 -foot minimum street right -of -way requirement and 40 -foot minimum pavement width requirement. Some of the proposed streets have a 56 -foot minimum right -of -way with a 36 -foot pavement width. 3. That it be rezoned from an Unclassified to an R -1 -B District. Tract 5184 The Final Map of Tract 5184, being a subdivision of a Portion of Lots 158 and 159, Block 53, Irvine's Subdivision consisting of 3.61 acres divided into • 11 residential lots located in the West Upper Bay area was recommended to the City Council for approval, subject to the following conditions: Motion x Second x 1. A letter addressed to the Chairman, Newport Beach Planning Commission, dated April 19, 1963, signed by Cliff Shinn regarding the development of the P.E. right - of -way was discussed and the Planning Director was requested to reply, giving the history of the P.E. development and thank the writer for his interest in Motion x the matter. Second x All Ayes 2. The Planning Commission considered an appeal filed by W. H. Warnecke and Mrs. Beatrice R.
