No. 653 approved by the Planning Commission on August DENIED 16, 1960 in order to permit the construction of 18 units, with bar kitchens in each unit, on property located at 200-202 -204 -206 15th Street, Newport Beach, Notion California, Lots 10, 11, 12, and 13, Block 114, Tract Second 234, Zone C -1, was denied. Noes 11 31 The Commission requested the legal and planning staff to make an investigation among other cities having structures similar to that requested in the reconsidera- tion of the subject matter to determine (1) are same considered to be hotels, motels, apartments or dwellings groups? (2) Density requirements. (3) Parking requirements. It was indicated by the Commission that there may be some justification to permit bar type kitchens in hotel or motel units, however, under present regulations, the bar type kitchen would be considered as a dwelling unit. . 2. The request of C. J. Allan to amend Use Permit No. 730 approved by the Planning Commission on April 6, 1961 DENIED in order to permit a zero side yard setback for the commercial building only on property located at 321 Motion Marine Avenue, Balboa Island, Lot 26, Block 13, Section Second ix 4, Balboa Island Tract, Zone C -1, was denied.
