' The Newport Beach City Planning Commission held its regular
monthly meeting on June 715, 1944, at 7330 P.M., in the Council
Chambers, City Hall, Newport Beach, California. Chairman Hopkins
being absent in Chicago, Ill., Commissioner Patterson moved that
Commissioner Johnson be appointed Chairman pro tem. Motion
seconded by Commissioner Baltz. Carried and so ordered.

MINUTES
Commissioner Patterson moved that Minutes of May 18, 1944,
be approved subject to correction in date - towit - June 22nd
to June 15th 1944. Motion seconded by Commissioner Isbell.
Carried and so ordered.
The Secretary read letter from the Lido Island Community COMMUNICATIN S
Association enclosing Resolution having to do with fatur e
developments of the harbor district of Newport Beach. Com-
missioner Isbell moved that the Secretary be instructed to
' acknowledge the letter and that the same be filed. Motion
seconded by Commissioner Patterson. Carried and so ordered.
HEARINGS -
Dawes application for 30 percent front yard variance - lots S
The Chairman opened the hearing with the statement that this
was the final action on the hearing advertised to take place
on May 18, 1944, which hearing was cont inued to afford the
Commissioners an opportunity to view the property in question
before reaching a decision. There was no one present at the
hearing either for or against granting the application. Mrs.
Dawes - applicant - was present. After considerable discussion
reftarding the difficulties confronting the applicant in the
erection of a garage which would be accessible, Commissioner
Seeger moved that the applicant be granted a permit with the
understanding that she shorten her living room three feet and
set the garage back three feet from the property line with aa-
cese from the street side, and that she be granted the necessary
gar#Atce to conform with such a plan. Motion seconded by Com-
missioner Nelson.

The Secretary was instructed to draw up a Resolution incorpora-
ting the above motion and forward the same to the City Council.
Pursuant to suggestion by Commissioners at last monthly meeting, '
Mr. and Mrs. R.G.Blake presented for inspection plans drawn by
Charles B. Findlay, with the suggestion by Mr. Findlay that the
pent house on top of the building be _omitted.
A considerable discussion ensued. It was pointed out that ao-
cording to the City Attorney no building could be moved into
Newport Beach, or from one lot to another, unless it complied
with building restrictions. According to all available in-
formation, it appeared that the building did conform to build -
ina restrictions, but it was the opinion of Commissionstc;Seeger
that it was not the function of the Planning Commission to de-
cide whether or not the building could be moved and that the
correct procedure was to leave it up to the Architectural Com -.
mittee as to whether or not the structure met with building
requirements, after which the Council should decide whether
or not the building could be moved to another location.
Commissioner Patterson moved that the matter be referred to
the Architectural Committee for a report. Motion seconded by
Secretary Seager. Carried and so ordered.
