Minutes of the regular meeting on May 21, 1964 and adjourned meetings on June 4, 1964 and June 10, 1964 were approved on motion of Commissioner Clark, seconded by Commissioner Rea, and carried. The tentative map of Tract 37029 being a proposed sub- Tract 3702 division of a Portion of Lot 158 and Lot 159, Block 53, of Irvine's Subdivision, consisting of 6.88 acres divide into 19 residential lots located in the West Upper Bay area was recommended to the City Council for approval, subject to the following conditions: 1. That all improvements be constructed as Motion x required by Ordinance and the Public Works Second Department. All Ayes • 2. That Section 9253.21 of the Subdivision Ordinance regarding map scale be waived provided a map drawn accurately to a scale of 1" = 100' is furnished the Public Works Department. 3. That the boundary of the final tract map be checked by the County Surveyor prior to submittal to the City. Second x All Ayes ORANGE COUN1Y REFERRAL The Commission considered Orange County Use Variance No. 5376 which requests permission to establish a 22 unit apartment building on a parcel of land containing approximately 18,000 sq.ft. in the M -1 Light Industrial District on the east side of Monrovia Avenue, approx- imately 300 feet south of Fifteenth Street, in the northwest Newport Beach area and recommended that the Legal staff join with the Planning Department in pre- paring a letter stating that the Commission is opposed to granting this use variance for the following reasons Motion x 1. The private street between Monrovia and Second x Superior Avenue (extension of Monrovia) All Ayes should be widened, improved and continued; . 2. Residential uses should not be permitted in manufacturing districts; 3. Since there is a possibility of the area becoming a part of Newport Beach, the Commission feels that the standards of Newport Beach should be maintained as regards (a) off - street parking requirements and (b) density of dwelling units per lot area. On motion of Commissioner Downing, seconded by Commis- sioner Clark, and carried, the meeting was adjourned until July 2, 1964 at 8:00 P.M. in the City Council Chambers.
