Minutes of the meeting of May 16, 1957 were
approved on motion of Commissioner Copelin,
seconded by Commissioner Hayton and carried.

6. DISCUSSION This application was held over from the
meeting of May 16, 1957 so that applicant
could submit amended plans showing a turning
space on the property site for cars coming
out of the garages onto Bayside Drive.
7. FINDINGS The applicant having complied with the
recommendations of the Commission in
connection with the on site turning space
for cars, a recommendation of approval was
made by the Committee.
8. On motion of Commissioner Hayton, seconded by Comm. Reed
Variance application No. 371 was GRANTED subject to the
icondition that a 4' side yard setback be maintained on .

Waiver of off - street parking to permit erection of second
floor over a present existing building.

When the applicant originally purchased the property, the
original plans called for a two story building with offices
and apartment. Since the erection of the present building,
the tenant, having a ladies' ready -to -wear business, has
been extremely cramped in the working quarters. The dressing
rooms are wholly inadequate in size; the office is inadequate;
the floor space does not give him the opportunity of properly
displaying his merchandise and for sometime, it has been
apparent that the applicant might either lose the tenant or be
required to provide additional space. Applicant further states
that she has abandoned the plans for the apartment and that the
granting of this variance, in her opinion, will not involve
further parking space for additional customers of the present
tenant.

DISCUSSION Considerable discussion was held regarding
the reevaluation of the existing parking
facilities in the Lido Shops Auto Park No. 3
Inc. which presently has spaces for 107 cars.
Submitted to the Commission by the representative
of tl;e applicant was a letter dated June
197 1957 addressed to Dr. E.A. Milum, Secretary
Lido Auto Parks, Inc. signed by J.W. Hiers,
Div. Manager, System Auto Parks., Long Beach,
Calif which set forth that a survey had been
made of the parking lot in question and that
the spaces could be increased by 15 %.

FINDINGS The Commission in their findings stated that
they would not favor any waiver of off - street
parking requirements for this area but believed
the application could be approved subject to
the condition that a survey be made and the
additional spaces provided as required under
the zoning ordinance.

On motion of Commission Lind, seconded by Comm. Copelin,
Variance application No. 373 was GRANTED subject to the above

3. DISUCSSION Note findings.
4. FINDINGS The sign to be displayed aboard the boat
is of "billboard" type construction. The
Commission has gone on record of being
against any advertising display of this
type on a major highway or waterfront. In
view of this policy already established the
Committee recommended denial.

Article IX, Chapter IV of the Municipal Code by adding Section
9253.44 to establish a fee for each lot in a new subdivision.

the next regular meeting.

Article IX, Chapter V of the Municipal Code by adding Section
9105.4 (h) to establish regulations governing SWIMMING POOLS.

On motion of Commissioner Smith, seconded by Comm. Copelin,
and carried, the hearing on Amendment No. 36 was set over until
.the next regular meeting.

public hearing on the area known as the "Tustin Avenue and
22nd Street Annexation" to zone from an "Unclassified"
district to zoning districts available in zoning ordinance No.
635 that would be appropriate for land uses existing or proposed.
2. Commissioner Lind moved the Commission recommend to the City
• Council that this area, known as the "Tustin Avenue and 22nd

Commissioner Hayton and carried by the following roll call

Sub - section D of Section 9103.62 and Sub - section D of Section
9103.72, Ordinance No. 635, which reads:- "Storage of inflammable
liquids, subject to the applicant for the Use Permit first
securing a Certificate of Approval from the City Fire Dept ".,
2. On motion of Commissioner Smith, seconded by Comm. Lind and
carried Amendment No. 40 was set over for a 2nd hearing in

TENTATIVE MAPS

1. Presented to the Commission was the Tentative Map of Tract
No. 3277 being a subdivision of Lot 1, of Tract No. 1014,
as show n on a Map recorded in Book 33, Page 31, of Mis-
cellaneous Maps, Records of Orange County California and a
portion on a map thereof in Book 1, Page 63, of Miscellaneous
Maps, Records of Orange County, California and land adjoining.
2. The Public Works Director submitted a letter to the Commission
which set forth that the tentative map conforms in all respects
to the applicable provisions of the Subdivision Ordinance.
3. On motion of Commissioner Copelin, seconded by Comm. Lind,
Tentative Map No. 3277 was APPROVED by the following roll call
vote, to wit: ALL AYES.
COMMUNICATIONS
1. Presented to the Commission a letter dated May 13, 1957
addressed to the City Planning Commission signed by Mrs.
Pauline M. Claybrook and Albert Benquiat requesting that
certain property in the "East Corridor" be annexed to the
City of Newport Beach.
Commissioner Longmoor instructed the Planning Staff to -
furnish Mrs. Pauline M. Claybrook and Albert Benquiat a
copy of the findings of the Commission on the annexation
of the "East Corridor" and a copy of the letter addressed
to the petitioners by Mayor Dora Hill on June 147 1957.
2. A letter was read to the Commission from Commissioner Keene
dated June 5, 1957 wherein he requested that he be excused
from the meeting on June 20, 1957.
On motion of Commissioner Copelin, seconded by Comm. Reed,
and carried, the request of Commissioner Keene was APPROVED.

• ADDITIONAL BUSINESS
On motion of Commissioner Briggs, seconded by Comm.
Smith and carried a Resolution of Intention was adopted
to hold public hearings during July & August 1957 on
changes to the Subdivision Ordinance.
On motion of Commissioner Lind, seconded by Comm. Hayton
and carried, a Resolution of Intention was adopted to
hold public hearings during July & August 1957 on the
Master Plan.
• Business at hand being declared completed the meeting
was adjourned on motion of Commissioner Copelin, seconded
by Comm. Reed,and carried,until July 275 1957 at 8:00 P.M.
